Front exterior of the light stone Craftsman with a covered porch and flagstone walk at 941 Inverness Avenue, one of the 12 South homes for sale in 12 South Nashville

941 Inverness Avenue is one of the 12 South homes for sale that pairs Craftsman character with outdoor space that is hard to find. It is an updated 1935 Craftsman with about 3,412 square feet, four bedrooms, and three baths, on a deep fenced lot with a deck and an in-ground pool. What caught my eye was the backyard. Craftsman houses are common in this part of Nashville. A pool on a deep, private lot, with a detached heated and cooled garage, is not. I'm Jason Gruner with Coldwell Banker Southern Realty, and I walk 12 South Nashville every week. At $1,899,000 with no HOA, this is a house where the lot is as much of the value as the house. Here is how I see it.

Inside the home

The house has been updated throughout while keeping its Craftsman bones, with hardwood floors and an arched front door with sidelights that sets the tone as you walk in. The living room is bright, with a stone fireplace and windows on several sides, and an arched opening leads to the dining room.

The updated gourmet kitchen is a highlight. It has a blue island, white cabinetry, a limewashed brick wall, a gas range, and French doors that bring in light. There is also a breakfast nook for everyday meals, so the formal dining room does not have to do double duty.

Two of the four bedrooms are on the main level, which gives you flexibility for guests, an office, or one-level living. The primary suite has a vaulted ceiling and French doors, and the primary bath includes a freestanding soaking tub, a walk-in shower, and warm brass fixtures. Upstairs, the listing photos show more bedrooms and open bonus-style rooms, with hardwood floors and plenty of windows.

At about 3,412 square feet, this is a lot of house for a 1935 Craftsman. The updates mean you are buying the character without taking on a full renovation. I would still want to walk it with you and look at how the updates tie together, but the photos show a house that has been cared for.

Outdoor space and the lot

This is the part of the house that sets it apart. The lot is deep and fenced, with a covered deck off the back of the house, finished with ceiling fans and string lights. Beyond it is an in-ground pool surrounded by a stone patio, with plenty of room for lounge chairs and outdoor dining. Past the pool, the yard keeps going, with a lawn, a gravel fire pit area, and tall evergreens along the edges for privacy. There is also a detached garage that is heated and cooled, with an adjoining covered carport. It works as parking, a gym, a studio, or a workshop.

Why Inverness Avenue works in 12 South

Inverness Avenue Nashville sits on the east side of the area my 12 South search covers. By my map check, 941 Inverness is a little under six-tenths of a mile from the heart of the 12th Avenue strip in a straight line, around the 2700 block and the "I Believe in Nashville" mural, and a little over six-tenths of a mile from Sevier Park. That puts the park, the Tuesday farmers market, and the shops within a walk or a short bike ride. For a lot of buyers, having a private backyard like this and still being that close to everything is what makes 12 South one of the best Nashville neighborhoods.

Living in 12 South, one of Nashville's best neighborhoods

I work 12 South every week, and here is how I describe it to people who are new to it. It is a walkable Nashville neighborhood built around one main street, 12th Avenue South, with Sevier Park at the south end and Belmont University along the west side. Housing ranges from renovated bungalows and brick cottages to Craftsman homes, horizontal property regime (HPR) homes, and recent new builds, so price points and lot sizes vary a lot from one block to the next. The shops and restaurants along 12th give the neighborhood its day to day energy. Sevier Park and the Tuesday farmers market from May through October give it a slower pace. Downtown is a short drive north. I do not tell anyone which street is right for them. What I do is help you compare real homes against real recent sales, so you can decide what matters to you. That is how I think anyone should shop 12 South real estate, and it is why I publish the numbers every month.

The 12 South market right now

As of October 16, 2026, my Realtracs "12 South" List view shows 85 homes for sale and 13 under contract (10 still taking showings and 3 not). Over the last three months, 40 homes closed. Recent sales averaged $1,253,462, with a median of $1,100,000, and spent an average of 30 days on market. Under contract means a buyer and seller have a signed agreement but the sale has not closed yet. These numbers move every week, so treat them as a snapshot, not a forecast.
