What days on market actually means on 12th Avenue South
A ten-day average is the sold set. It is not permission to ignore the house that has been sitting since May.
When I say the sold set averaged ten days on market, I mean the houses that closed. I do not mean every sign in the neighborhood came down in a week.
Days on market is useful when you pair it with the list price and the first price cut. A house that sells in eight days at the original ask is one story. A house that sits 39 days, trims $50,000, and then closes is another. Both happened in the same 12 South window. I published both.
Buyers should ask for the DOM on the comps, not just the average. Sellers should ask for the DOM on the houses that look like theirs — same decade, same finished square footage, same kind of lot. Averages hide the file that matches you.
If a listing is at day 30 and there has been no price adjustment, I do not tell you to wait for fall. I tell you where the number sits versus the last closed foot and what a buyer will write. That conversation is shorter when we had it before the sign went in.
