I'm Jason Gruner with Coldwell Banker Southern Realty. I cover the 12 South neighborhood in Nashville, TN on a regular basis — every home that lists, every new build under construction, and every home, condo, and townhome that sells.

The area, the way I describe it

12 South is a short, walkable stretch of 12th Avenue South plus the residential streets that feed it. Boutiques, coffee, restaurants, and murals sit on the commercial strip. One block off 12th, the picture changes to quieter streets and early 20th-century bungalows with front porches.

The neighborhood sits about ten minutes south of downtown. I describe the edges as Belmont Boulevard on the west, 8th Avenue on the east, and Sevier Park on the south. Belmont University is next door. Music Row, the Gulch, and Wedgewood-Houston are a few minutes away.

The older name was Waverly-Belmont. Mid-century suburban moves emptied a lot of the energy. Restoration work picked up in the 1990s. When Imogene + Willie opened in that old gas station in 2009, the strip had a store people outside Nashville could name. I still use that year as a cultural marker — not as a price story.

I name 12 South because it is the farm I publish. I do not steer anyone to a street, a school, or a block. You give me written housing criteria — beds, baths, budget, timing, property type — and I show you the houses that match.

What I point out

What people ask me to explain about 12 South

A walkable commercial strip

Coffee, dinner, a mural, and a shop can all sit on the same stretch of 12th Avenue South. I can show a house and then walk you to the block people mean when they say “12 South.”

Early 20th-century housing stock

Craftsman bungalows, Tudor cottages, and four-squares from the 1920s through the 1940s still set the street picture. A lot of interiors have been opened up. The porches and rooflines are why the blocks still read as 12 South.

Sevier Park at the south end

About 20 acres of green, walking paths, playgrounds, a community center, and a Tuesday farmers market in season. Sunnyside Mansion sits in the park. I use it as a landmark when I describe where a house sits in the farm.

Local shops plus a few national names

The strip started as independent Nashville retailers. A handful of national brands have storefronts now. I treat that as a fact about the commercial mix — not a reason to pick one street over another.

A calendar the neighborhood actually runs

The 12 South Home Tour, the Halloween Parade, and summer concerts in Sevier Park are the events I hear about most. Weekdays stay quieter on the residential streets.

Close to the rest of town

Downtown is about ten minutes. Music Row, the Gulch, and Wedgewood-Houston sit a few minutes away. Belmont University is next door. That geography is why I work this farm every week.

A historic overlay on 800+ homes

A conservation / historic overlay covers more than 800 houses. It is the main reason the older street wall is still standing. If you want to change the exterior, we talk to Metro Historic Zoning before anyone orders a dumpster.

The houses I actually walk

The conservation / historic overlay is the first thing I explain on a listing appointment. More than 800 homes sit under it. That overlay is why so many Craftsman, Tudor, and four-square houses from the 1920s–1940s are still the street wall. A lot of buyers want a renovated kitchen and bath behind an original porch. That combination is common here.

New construction and the taller, narrower infill people call “tall skinnies” show up where lots were split or older houses came down. The overlay has slowed that compared with some other Nashville neighborhoods. I still treat every new build as its own file — I do not lump them.

Lots are modest, often about 0.15 to 0.25 acres. You are buying a house and a location next to a commercial strip and a park, not acreage. Streets I walk constantly include Belmont Boulevard, Sweetbriar, Oakland, Gale, Dallas, and Battlefield. Those are geography, not a preferred list.

Lifestyle

How I talk about daily life on the strip

These are places I walk past and hear about. They are local favorites, not advertisements, and they are not a reason I will steer you to a particular house.

Dining

  • Frothy Monkey

    The original 12 South cafe. Coffee, breakfast, and a laptop-friendly room that has been on this block since 2004.

  • Five Daughters Bakery

    The 100-layer doughnut shop. I mention it because clients ask — not because I sell pastry.

  • Edley’s Bar-B-Que

    Nashville-style barbecue on the strip, including take-and-bake trays if you are coming from a showing.

  • Bartaco

    Tacos and a patio that fills after work. Useful if you want a sit-down between houses.

  • Locust

    A quieter, more precise dinner room. I send people here when they want a reservation, not a line.

  • Burger Up

    Casual burgers on 12th Avenue South. Easy, local, and close to the residential streets.

  • Postino

    Wine and bruschetta boards with a large patio. Another after-showing option, not a paid placement.

Shopping

  • Imogene + Willie

    Custom denim in a converted gas station. When they opened in 2009, the strip started showing up in national write-ups.

  • Draper James

    Reese Witherspoon’s shop next to the “I Believe in Nashville” mural. People photograph the wall. The store is next door.

  • White’s Mercantile

    Holly Williams’ general store — gifts, home goods, and apparel.

  • Judith Bright

    Handmade jewelry from a Nashville studio with a 12 South storefront.

  • Ranger Station

    Candles poured into cocktail glasses, plus fragrance and grooming.

  • Savant Vintage

    A small vintage shop. Inventory turns. I cannot promise what will be there Tuesday.

National names such as Todd Snyder, Rag & Bone, and LoveShackFancy also have storefronts. I mention them so the mix is honest. They do not change how I price a house.

Parks

Sevier Park is the green I use as a south-edge landmark — playgrounds, paths, picnic tables, the community center, and historic Sunnyside Mansion. The 12 South Farmers Market runs Tuesdays in the park from May through October. B-Cycle stations sit on the strip if you want a shared bike.

Getting around

Most of the commercial strip is walkable from the nearby residential streets. WeGo Bus 17 connects 12 South toward downtown. Downtown is about a ten-minute drive; Music Row and the Gulch are closer. Plenty of people still keep a car. I describe commute time from a specific address — I do not sell “walkability” as a personality test.

Schools

Nearby schools, as location context

Nearby Metro Nashville schools include Waverly-Belmont Elementary, Eakin Elementary, J.T. Moore Middle School, and Hillsboro High School. Belmont University, Lipscomb University, and Vanderbilt University are nearby institutions. I list them so you can locate the neighborhood on a map. I do not use schools — or any demographic story — to decide who should live on a street. Confirm zoning and options with Metro Schools or the institution directly.

Community

The association and the weekend strip

The 12 South Neighborhood Association sponsors the Home Tour, the Halloween Parade, and the late-summer concert series in Sevier Park. Weekdays on the side streets are usually quieter. Thursday through Saturday the commercial strip is busier — locals, visitors, and people stopping for the murals. I tell buyers and sellers that so the noise and parking match what they asked for in writing. It is not a pitch about who belongs here.
