I am Jason Gruner. I sell houses in 12 South, and I publish the numbers.
Coldwell Banker Southern Realty, Nashville. Twenty years, more than 1,200 transactions, and a monthly 12 South price report that is a table — not a newsletter.
After years of listening to what clients actually want, I narrowed the job to two things. I use aggressive marketing so a listing sells for the best price and terms the closed set will support. I help buyers find off-market and coming-soon houses in a market that still moves when the number is right.
I am a Luxury Property Specialist and a REALTOR-ASSOCIATE® with the National Association of REALTORS®. The awards on the Coldwell Banker side — International Diamond Society, International President's Circle, International President's Elite — are nice. The file that closed in eight days because we priced it on day one is the work I care about.
Live 12 South is the public desk for that work: active listings, pending, sold, and the monthly report. Every listing detail page carries the listing agent and the listing firm. If I listed it, my name is on it. If I did not, the other agent's name is on it.

I do not steer. I do not use schools, churches, or demographic language as a stand-in for who should live on a street. You give me written housing criteria — beds, baths, budget, timing, property type — and I show you the houses that match. Equal housing opportunity is not a footer decoration.
