Forty-one actives is not a stall by itself. What matters is which of those 41 are priced against closed sales and which are priced against a wish.
This page is the read. The report is the addresses, sale prices, square footage, price per foot, and days on market. I send it because a headline without a table is just a vibe.
If you are selling, I put the last 90 days of closed sales next to your address before we talk about photography. Inventory tells us how many other signs a buyer will see. Days on market on the sold set tells us how fast a correctly priced house still moves. Days on market on the stale actives tells us what happens when the first number ignores the deed.
If you are buying, I will not write an offer from a portal estimate. I will write it from the same table. See recent sales, pending contracts, and what is still for sale. The public table is the monthly price report.
