12 South Homes for Sale: 2020 10th Avenue South, an 1880 Italianate Rebuilt in 2020
Jason Gruner, REALTOR®, Coldwell Banker Southern Realty

2020 10th Avenue South is one of the 12 South homes for sale that combines real history with a full modern rebuild. It is a historic Italianate from about 1880 that was rebuilt in 2020, with about 4,181 square feet, five bedrooms, five full baths, and two half baths. That total includes a detached one-bedroom guest house over a two-car garage. What caught my eye was the outdoor setup: a saltwater gunite pool, a private courtyard, a screened porch, and an outdoor kitchen, all behind a front that still looks like 1880. I'm Jason Gruner with Coldwell Banker Southern Realty, and I watch the streets just east of 12th closely in 12 South Nashville. At $2,564,888, this is one of the larger homes I have written about in the neighborhood. Here is what stands out.

Inside the home
The 2020 rebuild covered the parts of an old house that matter most: the roof, HVAC, plumbing, and electrical are all from 2020. That is the big difference between this house and a historic home on original systems. From the foyer, white-oak floors run down a long hall, with navy paneled walls and brass accents that give the house a modern edge inside its historic shell.

The kitchen has cherry cabinetry, quartz counters, and a Bertazzoni gas range. The dining room is set up for a long table under a sculptural chandelier, with room to host a full group.

Four of the bedrooms are en suite, which is a big deal in a house this size. Guests and anyone working from home each get their own bath. The bedroom in the photos has tall windows, a dark painted ceiling, and a light, calm palette. The main house is about 3,605 square feet.

There is also a dedicated office with a built-in wood desk and an arched built-in, the kind of room that makes working from home feel like its own space. And the guest house, at about 576 square feet with one bedroom, sits detached over the garage. It gives visitors privacy and gives you a lot of options for how to use it.

Outdoor space and the lot
Outside is where this house really separates itself. The listing describes a saltwater gunite pool, a private courtyard, a screened porch, and an outdoor kitchen. That is a full outdoor living setup, not just a patio. The detached guest house sits over a two-car garage, so parking is handled too. From the street, the house sits behind a white picket fence with a front walk, ornamental grasses, and tall arched windows under a covered porch. I do not have photos of the backyard, courtyard, or guest house to share here, so that is the first place I would take you on a showing. It is the part of this listing I am most curious to see in person.
Why 10th Avenue South works in 12 South
10th Avenue South Nashville runs parallel to 12th, and this address sits only about two-tenths of a mile east of 12th Avenue South in a straight line, by my map check. Belmont University is about four-tenths of a mile away in a straight line. The heart of the 12th Avenue strip, around the 2700 block and the "I Believe in Nashville" mural, is a little over six-tenths of a mile. That puts you close to the shops, the protected bike lanes on 12th, and WeGo's Route 17 bus, on a quieter parallel street.
Living in 12 South, one of Nashville's best neighborhoods
For me, living in 12 South starts at Sevier Park. The park sits at the south end of the 12th Avenue South strip and covers about 20 acres, with playgrounds, picnic shelters, walking trails, tennis courts, a playing field, and a small creek running through it. The Sevier Park Community Center opened in 2014. In the middle of the park is Sunnyside, a house built in 1852 that is now home to the Metro Historical Commission. View windows on the outside of the house show two early log buildings and bullet and cannon holes from the Battle of Nashville in December 1864. That mix of everyday green space and real history is a big reason I count 12 South among the best Nashville neighborhoods. You can take a lap on the trails before work, meet a friend at a picnic shelter on Saturday, and never get on the interstate. It is the part of the neighborhood I end up using the most.
