12 South Homes for Sale: 2080 12th Avenue South, a Four Level 2022 Home on 12th

2080 12th Avenue South is one of the 12 South homes for sale that sits right on the neighborhood's main street. It was built in 2022, with about 2,989 square feet over four levels, four bedrooms, three full baths, and a half bath. What caught my eye was the choice it removes. A lot of buyers in 12 South feel they have to pick between older charm and new-build ease. This one is new, with an open layout and designer finishes, and it is on 12th near Belmont University and Sevier Park. I'm Jason Gruner with Coldwell Banker Southern Realty, and I walk 12 South Nashville every week. At $1,470,000, this is a newer home on one of the neighborhood's most walkable stretches. Here is what I see.

Inside the home

The layout is open, with designer finishes throughout. From the front door, you look down a long run of light hardwood floors past the living area toward the kitchen, with a staircase lit by step lights along one side. It is a clean, modern plan that still feels warm.

The living room is anchored by a gas fireplace set into a dark tile surround, with tall windows on two sides and plenty of room for a large sectional. Big windows are one of the advantages of new construction, and this house uses them well.

Four levels give each part of the house its own job. The primary suite has its own space, along with a flexible bonus room you can use as a gym, an office, or a media room. On the lower level is an en-suite bedroom, which works well for guests who want privacy or for anyone who needs a quiet office with its own bath. With three full baths and a half bath, there is enough to go around.

A 2022 build also means the roof and mechanical systems are only a few years old, which is a real difference from a lot of older homes in 12 South. The $350 monthly association fee is worth reviewing with me before any offer, so you know exactly what it covers.

Outdoor space and the lot

The covered front porch faces 12th Avenue South. It runs across the front of the house under a deep overhang, with black columns, a painted brick front, and room for a pair of chairs. There is a covered deck as well. The home sits behind a black metal fence with landscaping along the front, and at dusk, with the lights on, it looks great from the street. This is not a big-yard property. It is a porch-and-deck house for someone who would rather spend their time on 12th than mowing.

Why 12th Avenue South works in 12 South

Living on 12th Avenue South Nashville means living on the neighborhood's main corridor. The street has bike lanes that are physically protected from traffic along the whole route, finished by the city in 2023, and WeGo's Route 17 bus runs along it between downtown and Green Hills. By my map check, 2080 12th is about a quarter mile from Belmont University in a straight line. The heart of the strip, around the 2700 block and the "I Believe in Nashville" mural, is a little under six-tenths of a mile away, and Sevier Park is a little under nine-tenths of a mile. That kind of access is a big reason 12 South shows up on lists of the best Nashville neighborhoods.

The 12th Avenue South strip is why a lot of people first hear about 12 South. It is a walkable run of local shops, national brands, coffee, and casual restaurants on one tree lined street. Frothy Monkey's original location is here. Five Daughters Bakery draws a line on Saturday mornings for its 100 layer doughnut. Edley's Bar B Que got its start in 12 South before it expanded around Nashville. Urban Grub turned an old car wash into a dinner spot. For shopping, Imogene + Willie is known for its denim, and Buck Mason and White's Mercantile are close by. Weekend mornings get busy with visitors, and weekdays are calmer, which is when I like to walk it. Parking on 12th is metered, so living within walking distance changes how you use the street. You stop planning trips and start just going. That is what I mean when I call 12 South a walkable Nashville neighborhood. Shops change over time, so I always tell people to check hours before they go.

As of October 16, 2026, my Realtracs "12 South" List view shows 85 homes for sale and 13 under contract (10 still taking showings and 3 not). Over the last three months, 40 homes closed. Recent sales averaged $1,253,462, with a median of $1,100,000, and spent an average of 30 days on market.
