Buying in 12 South when the correctly priced houses move first

I look for off-market and coming-soon inventory because the clean files do not wait for your Saturday.

The 12 South houses that are priced against the last 90 days still move. The June snapshot I published had six closings, nine under contract, and a ten-day average on the sold set. That is not a slow market for a house that makes sense.

It is a slow market for a house that is 12% over the last closed foot. Those sit. I will tell you which is which before you write a letter.

I spend a lot of my week on off-market and coming-soon inventory. That is not a secret club. It is listing agents I already work with, sellers I already know, and a habit of calling before the photographer is booked. If you want that work, I need a real number, a real bed/bath count, and a timeline.

I do not steer anyone to a street, a school, or a block. I show you the houses that match the written criteria you give me. The Fair Housing rules are not optional copy at the bottom of this site. They are how I take a client out.
