12 South Homes for Sale: 1001 Caldwell Ave, a 1930 Corner Lot Home Zoned R8
Jason Gruner, REALTOR, Coldwell Banker Southern Realty

1001 Caldwell Ave is one of the 12 South homes for sale right now, listed at $999,500. It is a 1930 home on one level with three bedrooms, two full baths, and 1,760 square feet by professional measurement, about $568 per square foot. It sits on a corner lot of 0.20 acres by tax record, zoned R8, with a detached two car garage off the alley. What caught my eye is that the listing presents it two ways: a historic home you can move into and live in, or a lot with room for two homes. It also came down from an original ask of $1,200,000. I'm Jason Gruner with Coldwell Banker Southern Realty, and I track 12 South Nashville every week. Here is how I read this one.

Inside the home
Everything lives on one floor, which is less common than you might think in 12 South, where so much of the newer inventory is two and three stories. The listing describes a home that keeps many of its original historic details while adding an updated kitchen and a renovated primary bath. The rooms are a classic cottage layout: a living room of about 17 by 13, a dining room of about 11 by 11, and a kitchen of about 17 by 13.

The kitchen is where the update shows most. It has white cabinetry, stainless appliances, and a center island with seating, and it opens toward the dining room, so cooking and eating happen in the same part of the house. For a home built in 1930, that is a practical layout to inherit.

All three bedrooms are on the main level. The listing shows the primary at about 18 by 12 and a second bedroom at about 13 by 12, and the primary bath has been renovated. Hardwood floors and tall windows carry through the bedrooms. There is also a partial unfinished basement, which gives you storage space that a lot of homes in this price range do not have. If you are comparing it with newer construction nearby, the trade is clear: fewer square feet, but one level living, original character, and a much bigger piece of land under it.
Outdoor space and the lot
The lot is what sets this one apart. It is a corner lot of 0.20 acres by tax record, about 37 feet wide and 159 feet deep, with a fenced back yard. The listing calls out an oversized screened porch, plus a deck and a patio, so you have covered space and open space for being outside.

The detached two car garage sits at the back of the lot with alley access, which keeps cars off Caldwell Ave. On the development side, the listing says the property is zoned R8 and sits outside the Historic Overlay, and that the zoning allows the opportunity for two detached homes, with the potential for each to front a separate street. The listing also says the buyer should verify all zoning and development possibilities, and I would treat that as step one before making any plan around it.

1001 Caldwell Ave is in the 37204 ZIP code and inside my Realtracs "12 South" search. Exact walking times are not on the listing, so I map routes when we tour. Living in 12 South, one of Nashville's best neighborhoods
One thing I like about 12 South is how many ways there are to get around it. In 2023 the city finished the 12th Avenue South Complete and Green Street project. It added bike lanes that are physically protected from traffic along the whole route, safer crossings for people on foot, better bus stops, and green stormwater features. The project connects the 12th South, Edgehill, and Gulch areas and ties into Wedgewood Avenue and Division Street. WeGo's Route 17 bus runs along 12th Avenue South between downtown and the Hillsboro Transit Center in Green Hills. By car, downtown is roughly two to three miles north, depending on where you start. Belmont University sits right along the neighborhood's west side, near Belmont Boulevard and Wedgewood Avenue. For a lot of the people I work with, that is the appeal of 12 South Nashville. It feels like a small neighborhood, but you are close to the rest of the city whenever you need it.

The 12 South market right now
As of October 22, 2026, my Realtracs "12 South" List view shows 82 homes for sale and 11 under contract (7 still taking showings and 4 not). Over the last three months, 39 homes closed. Recent sales averaged $1,256,051, with a median of $1,100,000, and spent an average of 32 days on market. Under contract means a buyer and seller have a signed agreement but the sale has not closed yet. These numbers move every week, so treat them as a snapshot, not a forecast. If you want every 12 South sale broken down, get my monthly report at 12southhomesreport.com.
This home was listed on August 5, 2026 and showed 75 days on market in that pull. The price has come down in steps, from $1,200,000 to $1,149,000, then $1,090,000, then $1,050,000, and now $999,500. That puts it below the recent median sale, which is a meaningful shift for a corner lot in this location.
