12 South Homes for Sale: 1407 Elmwood Ave, a 1925 Brick Home with a New Garage Apartment
Jason Gruner, REALTOR®, Coldwell Banker Southern Realty

1407 Elmwood Ave is one of the 12 South homes for sale right now, listed at $1,395,000 with no price changes from the original ask. It is a classic 1925 brick home in the Belmont Heights subdivision with three bedrooms, two full baths, and 2,749 square feet by tax record, about $507 per square foot. From the street you see a wide front porch, brick steps, and two dormers above. What caught my eye is what sits behind the house: a brand new two car garage with an office or studio on the first floor and a fully equipped one bedroom apartment above it. The listing puts that building at roughly 900 square feet. I'm Jason Gruner with Coldwell Banker Southern Realty, and I track 12 South Nashville every week. Here is how I read this one.

Inside the home
The listing describes a craftsman built home with tall ceilings, old growth pine woodwork you rarely find in new construction, replaced hardwood floors, and plenty of natural light. The main level has about 1,897 square feet with the primary bedroom, a full bath, a parlor, a den, and the dining room. The listing shows a living room of about 14 by 15, a dining room of about 14 by 12, a kitchen of about 12 by 12 with an island, and a hobby room of about 17 by 12.

The parlor is the room that sells the age of this house for me. A brick fireplace, French doors, and those tall ceilings give it the feel buyers mean when they ask me for an older 12 South home with real character.

The primary bedroom is on the main floor, which is not a given in a two story 1920s house. Upstairs there are two more bedrooms, a second full bath, and a sitting area, about 852 square feet in all. The house is heated and cooled with central air plus some wall and window units, and there is a partial basement.
Here is the honest part, in the listing's own words: the home has been lovingly but only partially restored, and it is now ready for a full renovation to expand its size and bring it into the 21st century while keeping its historic character. So I would walk this one as a renovation project with a strong starting point, not as a finished home. Plan on bringing a contractor or architect to a second showing, and check Metro Nashville historic and zoning rules for anything you want to add.
Outdoor space and the lot
The lot is 0.21 acres by tax record. Off the back of the house there is a screened deck, a covered room with a beamed wood ceiling and ceiling fans that works as an outdoor dining and living space for most of the year. Beyond it there is a back yard and the new detached garage.

That garage is the big story. It is a brand new two car garage with office or studio space on the first floor and a fully equipped one bedroom apartment above. The listing says the apartment has been used for short term rentals with 85 to 90 percent occupancy year round. Rental results are the seller's report, and permits and Metro rules for short term rentals depend on the owner and the property, so verify all of it before you count on any income. The listing also points out a practical option: you could live in the apartment while you renovate the main house.
Why Elmwood Ave works in 12 South
1407 Elmwood Ave sits in the 37212 ZIP code, in the Belmont Heights subdivision, inside my Realtracs "12 South" search. The listing directions are simple: from downtown, head south on 12th Avenue South, turn right onto Elmwood, and the house is on the left. That puts it just off the 12th Avenue South corridor, and the listing describes it as in the heart of 12 South. Exact walking times are not on the listing, so I map routes when we tour. If you are searching for homes for sale in 12 South Nashville TN with historic character and a separate living space, Elmwood Ave Nashville is worth a close look.
Living in 12 South, one of Nashville's best neighborhoods
12 South takes its name from 12th Avenue South, and a lot of its history is still standing. The side streets are lined with early 1900s bungalows, Craftsman homes, and brick cottages, many of them renovated, with newer builds mixed in. Just in the homes I have written about this month, build years run from 1880 and 1899 to 2022. On the strip, the original "I Believe in Nashville" mural went up in March 2012.

The 12 South market right now
As of October 20, 2026, my Realtracs "12 South" List view shows 82 homes for sale and 12 under contract (10 still taking showings and 2 not). Over the last three months, 39 homes closed. Recent sales averaged $1,197,782, with a median of $1,090,000, and spent an average of 32 days on market. Under contract means a buyer and seller have a signed agreement but the sale has not closed yet. These numbers move every week, so treat them as a snapshot, not a forecast. If you want every 12 South sale broken down, get my monthly report at 12southhomesreport.com.
This home went Active on October 13, 2026, after a short Coming Soon period, and showed about 6 days on market in today's pull. The ask has stayed at $1,395,000. At about $507 per square foot before counting the garage building, I would compare it with other older homes on large lots and with recent renovated sales nearby.
