12 South Homes for Sale: 2507A Vaulx Lane, a 2026 Contemporary Home with Five Bedrooms and an Upstairs Primary Suite
Jason Gruner, REALTOR®, Coldwell Banker Southern Realty

2507A Vaulx Lane is one of the 12 South homes for sale right now, listed at $1,649,000 with no price cuts from the original ask. It is a 2026 Contemporary new construction home with five bedrooms, four full baths, one half bath, and 3,870 square feet (builder), about $426 per square foot. From the street you see a two car attached garage, vertical board and batten siding, and a wood fence and gate along a shared driveway. The front door sits on the side by design, set back from the street. What caught my eye is the upstairs primary suite with a private porch and finishes past builder grade. I'm Jason Gruner with Coldwell Banker Southern Realty, and I track 12 South Nashville every week. Here is how I read it.

Inside the home
The listing describes a Scandinavian inspired plan with a curved staircase, custom cabinetry, a Viking range and dishwasher, warm modern finishes, and a designer lighting package. The open layout is light filled with generous storage. The main level has about 1,680 square feet with one bedroom, one full bath, and one half bath, including an ensuite bedroom staged as an office.

The kitchen sits at the center of the main level with custom wood cabinets, a curved island, and pendant lighting, with the curved staircase visible beyond. The living area opens around a curved stucco fireplace with frosted glass sconces and hardwood floors. The listing shows a living and great room of about 19 by 21 and a dining area of about 9 by 21.

The primary suite is upstairs, which is the first thing I point out on this two story home. The second level has about 2,190 square feet with four bedrooms and three full baths. The primary bedroom is about 18 by 14 with a barreled ceiling and French doors to a private porch. The suite has two large closets, a Toto Washlet, and a 6 by 9 interior flex room right off the suite. Plumbing is already roughed in for a utility sink in the laundry and a wet bar on the upstairs landing, and the home is prewired for ceiling speakers in certain spaces.
Outdoor space and the lot
The lot is 0.15 acres and level. A covered screen ready porch gives you outdoor seating under a wood ceiling with a ceiling fan and a white railing looking out to trees. The side walkway is epoxy bound pea gravel, a permeable surface. Stormwater drainage follows Metro Nashville code, with catch basins along the driveway. The yard has room for a pool, which is uncommon in 12 South. There is no pool on the property now.

Parking is a two car attached garage with front entry on a shared driveway, typical for detached HPR homes in 12 South. The side entry by design made room for that full garage and sets the front door back from the street.

Why Vaulx Lane works in 12 South
2507A Vaulx Lane sits in the 37204 ZIP code, in the 2507 Vaulx Homes subdivision, inside my Realtracs "12 South" search. Directions from the listing run from 8th Avenue South onto Kirkwood, then right onto Vaulx Lane, with Montrose and Inverness as nearby cross streets. Exact walking times are not on the listing, so I map routes when we tour. The sister home next door at 2507B Vaulx Lane closed at $1,725,000 on August 25, 2026, and this listing notes that 2507A is priced below that sale. If you are searching for homes for sale in 12 South Nashville TN with new construction and five bedrooms, Vaulx Lane Nashville is worth a close look.
Living in 12 South, one of Nashville's best neighborhoods
For me, living in 12 South starts at Sevier Park. The park sits at the south end of the 12th Avenue South strip and covers about 20 acres, with playgrounds, picnic shelters, walking trails, tennis courts, a playing field, and a small creek running through it. The Sevier Park Community Center opened in 2014. In the middle of the park is Sunnyside, a house built in 1852 that is now home to the Metro Historical Commission. View windows on the outside of the house show two early log buildings and bullet and cannon holes from the Battle of Nashville in December 1864. That mix of everyday green space and real history is a big reason I count 12 South among the best Nashville neighborhoods. You can take a lap on the trails before work, meet a friend at a picnic shelter on Saturday, and never get on the interstate. It is the part of the neighborhood I end up using the most.
The 12 South market right now
As of October 19, 2026, my Realtracs "12 South" List view shows 86 homes for sale and 11 under contract (9 still taking showings and 2 not). Over the last three months, 39 homes closed. Recent sales averaged $1,197,782, with a median of $1,090,000, and spent an average of 32 days on market. Under contract means a buyer and seller have a signed agreement but the sale has not closed yet. These numbers move every week, so treat them as a snapshot, not a forecast. If you want every 12 South sale broken down, get my monthly report at 12southhomesreport.com.
This home signed its listing agreement around October 10, 2026, and showed as Active with about 7 days on market in the Monday Realtracs pull. The ask has stayed at $1,649,000 with no price cuts. At about $426 per square foot, I would compare it with other Contemporary builds and the 2507B next door sale.
