12 South Homes for Sale: 2409 Vaulx Lane, an Updated Home with a Screened Trex Deck, Two Gas Fireplaces, and a Detached DADU
Jason Gruner, REALTOR®, Coldwell Banker Southern Realty

2409 Vaulx Lane is one of the 12 South homes for sale right now, listed at $1,899,000. It is a home built about 2013 with four bedrooms, three full baths, and 3,066 square feet (owner supplied), plus a detached 558 square foot DADU with its own full bath that is not included in that number. From the street you see a white front with a concrete walkway, a black metal fence around the front yard, and hanging baskets on the porch. What caught my eye is the outdoor living: a screened Trex deck with a fireplace and a mounted TV, plus a newly added DADU out back. The home is back on the market after a buyer's financing fell through. I'm Jason Gruner with Coldwell Banker Southern Realty, and I track 12 South Nashville every week. Here is how I read it.

Inside the home
The listing describes a meticulously maintained home that the current owners have updated throughout. Named upgrades include new windows, refinished hardwood floors, a resurfaced garage floor, refreshed landscaping with irrigation, and new lighting and fixtures. I confirm those with you on a tour.
The kitchen has light wood cabinets, a dark island with seating, a stainless gas range with a chimney hood, a stainless refrigerator, and a black chandelier over the island. A breakfast area sits just off the kitchen. Dark hardwood floors run through the living spaces.

One of the living rooms centers on a gas fireplace with a TV above the mantel. The listing notes multiple living areas inside and out, and two gas fireplaces in total. The main level has one bedroom and one full bath. The second level has three bedrooms and two full baths. Bedroom sizes in the listing are about 15 by 18, 18 by 11, 13 by 11, and 11 by 10, with walk in closets called out. The listing does not say which bedroom is the primary, so I will confirm that with you on a tour.

The primary bath has a double vanity, a separate shower, and a freestanding tub. The basement is partially finished as a walkout and measures 170 square feet in the owner supplied breakdown.

The detached DADU adds 558 square feet with a full bath. The listing frames it as flexible space for a private home office, a guest suite, or a studio apartment. That square footage is separate from the 3,066 in the main house.
Outdoor space and the lot
The standout outdoor room is a screened Trex deck with a vaulted ceiling, a fireplace, and a mounted TV. Curtains and a sectional make it feel like another living room you can use in more weather than an open deck.

At ground level, the tax record shows 0.2 acres, about 60 by 156 feet. The front yard is fenced, and there is a backyard behind the house. Parking is a four car attached garage; the listing notes the garage floor has been resurfaced.
Why Vaulx Lane works in 12 South
Vaulx Lane sits in the 37204 ZIP code inside my Realtracs "12 South" search. The listing describes it as moments from the shops and restaurants of both 12 South and 8th Avenue. I will not guess a walk time to either strip, so I map the routes with you when we tour. A home with real outdoor living space, a DADU, and a four car garage, inside a walkable Nashville neighborhood, is part of why I count 12 South among the best Nashville neighborhoods.
Living in 12 South, one of Nashville's best neighborhoods
One thing I like about 12 South is how many ways there are to get around it. In 2023 the city finished the 12th Avenue South Complete and Green Street project. It added bike lanes that are physically protected from traffic along the whole route, safer crossings for people on foot, better bus stops, and green stormwater features. The project connects the 12th South, Edgehill, and Gulch areas and ties into Wedgewood Avenue and Division Street. WeGo's Route 17 bus runs along 12th Avenue South between downtown and the Hillsboro Transit Center in Green Hills. By car, downtown is roughly two to three miles north, depending on where you start. Belmont University sits right along the neighborhood's west side, near Belmont Boulevard and Wedgewood Avenue. For a lot of the people I work with, that is the appeal of 12 South Nashville. It feels like a small neighborhood, but you are close to the rest of the city whenever you need it.
The 12 South market right now
As of October 16, 2026, my Realtracs "12 South" List view shows 85 homes for sale and 13 under contract (10 still taking showings and 3 not). Over the last three months, 40 homes closed. Recent sales averaged $1,253,462, with a median of $1,100,000, and spent an average of 30 days on market. Under contract means a buyer and seller have a signed agreement but the sale has not closed yet. These numbers move every week, so treat them as a snapshot, not a forecast. If you want every 12 South sale broken down, get my monthly report at 12southhomesreport.com.
This home came on the market at $1,899,000 on July 29, 2026, with no price change since. It is back on the market after a buyer's financing fell through, which is worth talking through before an offer.
