Jason Gruner, REALTOR®, Coldwell Banker Southern Realty

2107 10th Avenue South is one of the 12 South homes for sale this week, a 1930 home listed at $1,500,000. It has four bedrooms, four full baths and a half bath, and about 3,278 square feet on two stories, on a 0.25 acre lot in the McAlister subdivision. The listing calls out a covered front porch, tall ceilings, a fireplace, and natural light, and it places the house just a few blocks off 12th Avenue South, with coffee shops, restaurants, local boutiques, and Sevier Park nearby. What caught my eye is real 1930 character on a quarter acre lot this close to 12th Avenue South. I'm Jason Gruner with Coldwell Banker Southern Realty, and I watch 12 South Nashville every week. Here is what I see.

Inside the home
From the street, this is a yellow two story home with a front gable, an arched attic window, columns across a covered front porch, and stone steps up from the walk. The listing says this home has the kind of character you simply cannot recreate, and inside, that starts with the ceilings. The main living room has a stepped ceiling with a medallion and a crystal chandelier, a fireplace with a carved mantel and a mirror above it, a bay of tall windows, and columns framing an arched opening into the next room.

The kitchen runs long, with wood cabinets, granite counters, a gas cooktop, double wall ovens, and an island down the middle. From the island you can look straight through a pair of columns and an archway toward the front rooms, so whoever is cooking is not cut off from the rest of the house. There is also a dining room with a chandelier.

The layout puts two bedrooms on the main level, including the primary, and two more upstairs. The primary bedroom has its own fireplace with a white mantel, hardwood floors, a ceiling fan, a bay of windows, and a double closet. The primary bath has a double vanity, a separate shower, and a soaking tub. Four full baths and a half bath is a lot of bathrooms for a house built in 1930, which tells me it has been updated over the years. The listing does not say what was done or when.

With a 1930 build year, I would ask for the service history of the HVAC, water heater, roof, electrical, and plumbing, plus any records of past renovations, before an offer.
Outdoor space and the lot
Outside, the covered front porch is the part I would spend the most time on. It runs from the front door toward the side of the house, with a stone floor, fluted columns, a hanging lantern, and a view of the street. The listing names the porch first when it talks about character.

The lot is 0.25 acres, listed at 57 x 190, so it is narrow at the street and deep from front to back. The listing data I used does not break out a garage, a driveway, or the backyard layout, so I would walk the whole lot with you and confirm parking and the property lines before an offer. There is no HOA.
Why 10th Avenue South works in 12 South
10th Avenue South is a residential street in the 37204 ZIP code, and this home falls inside my Realtracs "12 South" search. The listing describes it as the kind of home you choose because you want to be close to the life happening around you, with coffee shops, restaurants, local boutiques, and Sevier Park all nearby. I will not invent a walk time to a specific shop or to the park, because exact times depend on your route, so I map the address when we tour. A 1930 home with real character, room to spread out, and a quarter acre lot this close to 12th Avenue South is a big part of why I call 12 South the best Nashville neighborhood for people who want an older house without giving up a walk to dinner.
Living in 12 South, one of Nashville's best neighborhoods
For me, living in 12 South starts at Sevier Park. The park sits at the south end of the 12th Avenue South strip and covers about 20 acres, with playgrounds, picnic shelters, walking trails, tennis courts, a playing field, and a small creek running through it. The Sevier Park Community Center opened in 2014. In the middle of the park is Sunnyside, a house built in 1852 that is now home to the Metro Historical Commission. View windows on the outside of the house show two early log buildings and bullet and cannon holes from the Battle of Nashville in December 1864. That mix of everyday green space and real history is a big reason I count 12 South among the best Nashville neighborhoods. You can take a lap on the trails before work, meet a friend at a picnic shelter on Saturday, and never get on the interstate. It is the part of the neighborhood I end up using the most.
The 12 South market right now
As of October 16, 2026, my Realtracs "12 South" List view shows 85 homes for sale and 13 under contract (10 still taking showings and 3 not). Over the last three months, 40 homes closed. Recent sales averaged $1,253,462, with a median of $1,100,000, and spent an average of 30 days on market. Under contract means a buyer and seller have a signed agreement but the sale has not closed yet. These numbers move every week, so treat them as a snapshot, not a forecast.
