12 South Homes for Sale: 916 Montrose Avenue #A, a 2017 Home with an Office, a Bonus Room and a Fenced Yard
Jason Gruner, REALTOR®, Coldwell Banker Southern Realty

916 Montrose Avenue #A is one of the 12 South homes for sale this week, a 2017 home listed at $1,195,000. It has three bedrooms, two full baths and a half bath, and about 2,767 square feet. The listing calls out a light filled open main level with soaring ceilings, a chef kitchen, a gas fireplace, a dedicated office with French doors, a vaulted primary suite with curved bay windows, and a top floor bonus room. Outside, there is a fenced yard, a garage, and alley access. What caught my eye is the usable space, an office and a bonus room on top of three bedrooms, with what the listing calls a low maintenance lock and leave setup. I'm Jason Gruner with Coldwell Banker Southern Realty, and I watch 12 South Nashville every week. Here is what I see.

Inside the home
From the street, this is a two story gray home with a covered front porch, bay windows, and a stone path that runs across the front lawn. Inside, the listing describes a light filled open main level with soaring ceilings. The living room centers on a gas fireplace with a TV above the mantel, over hardwood floors, with a glass door that opens to the yard.

The kitchen is the one the listing calls a chef kitchen. It runs long, with white cabinets, a gas range under a stainless hood, a dark counter island with seating for several people, and lantern pendants overhead. From the island you can see straight back to the living room and the stairs, which is how an open main level should work when you have people over. There is also a dining area with a chandelier.

For a lot of buyers, the office is the deciding room. This one is a dedicated office behind French doors, separate from the living space, with a window, a pendant light, and enough room for a full desk. If you work from home even a few days a week, a door you can close makes a real difference.

Upstairs, the listing describes a vaulted primary suite with curved bay windows. On the top floor there is a bonus room, a flexible space for guests, a gym, or hobbies. The listing does not break out room sizes, so I would rather walk it with you than guess.
With a 2017 build year, I would still ask for the service history of the HVAC, water heater, and roof before an offer.
Outdoor space and the lot
Outside, the covered front porch is the first thing you notice, with room for a pair of chairs, hanging plants, and a view of the street. The listing also calls out a fenced yard and a garage with alley access. Parking off the alley keeps the front of the house clear.

Because this is unit A at the address, I would look closely at how the lot, the yard, and the garage are divided and what the ownership paperwork says. The listing data I used does not publish a lot size or an HOA figure, so I leave those out rather than guess, and I would confirm both before an offer.
Why Montrose Avenue works in 12 South
Montrose Avenue Nashville is a residential street in the 37204 ZIP code, and this home falls inside my Realtracs "12 South" search. The listing describes it as walkable to 12 South, Sevier Park, and Melrose, so you have the 12th Avenue South strip, the park, and the Melrose area all within reach. I will not invent a walk time to a specific shop or to the park, because exact times depend on your route, so I map the address when we tour. A newer home with an office, a bonus room, and a garage on a walkable street is a big part of why I call 12 South the best Nashville neighborhood for people who want space without giving up a walk to dinner.
Living in 12 South, one of Nashville's best neighborhoods
One thing I like about 12 South is how many ways there are to get around it. In 2023 the city finished the 12th Avenue South Complete and Green Street project. It added bike lanes that are physically protected from traffic along the whole route, safer crossings for people on foot, better bus stops, and green stormwater features. The project connects the 12th South, Edgehill, and Gulch areas and ties into Wedgewood Avenue and Division Street. WeGo's Route 17 bus runs along 12th Avenue South between downtown and the Hillsboro Transit Center in Green Hills. By car, downtown is roughly two to three miles north, depending on where you start. Belmont University sits right along the neighborhood's west side, near Belmont Boulevard and Wedgewood Avenue. For a lot of the people I work with, that is the appeal of 12 South Nashville. It feels like a small neighborhood, but you are close to the rest of the city whenever you need it.
The 12 South market right now
As of October 16, 2026, my Realtracs "12 South" List view shows 85 homes for sale and 13 under contract (10 still taking showings and 3 not). Over the last three months, 40 homes closed. Recent sales averaged $1,253,462, with a median of $1,100,000, and spent an average of 30 days on market. Under contract means a buyer and seller have a signed agreement but the sale has not closed yet. These numbers move every week, so treat them as a snapshot, not a forecast.
