12 South Homes for Sale: 2510 Belmont Boulevard, a 1928 Home with a Guest Apartment and Main Level Primary Suite
Jason Gruner, REALTOR®, Coldwell Banker Southern Realty

2510 Belmont Boulevard is one of the 12 South homes for sale this week, a 1928 house redesigned by JL Designs. It is listed at $2,600,000 with five bedrooms, four full baths and one half bath, and about 4,821 square feet, plus a 580 square foot guest apartment. The listing calls out a chef kitchen with a Bertazzoni range and quartz, a main level primary suite, a screened porch and deck, and a private yard that is ready for a pool. Out back, a detached garage holds a one bedroom apartment, plus a flex bungalow. What caught my eye is how much usable space sits here while the house keeps its 1928 look from the street. I'm Jason Gruner with Coldwell Banker Southern Realty, and I watch 12 South Nashville every week. Here is what I see.

Inside the home
From the front walk, this is a classic older Nashville bungalow with green painted brick and a covered front porch. Inside, the JL Designs redesign gives the main rooms a darker, tailored look, and the living room centers on a stone fireplace.

The listing describes a chef kitchen with a Bertazzoni range and quartz. Bertazzoni is an Italian range brand, and quartz is an engineered stone that does not need the regular sealing natural stone does. Black lower cabinets sit under white counters and white subway tile. On a tour, I check appliance ages and how much counter space you really have.

The primary suite is on the main level, so in a five bedroom house your everyday routine can stay on one floor, with the other bedrooms free for guests, an office, or hobbies. The listing does not break down the rest of the floor plan, so I would rather walk it with you than guess.
The guest apartment is what sets this house apart for me. The detached garage holds a one bedroom apartment with its own kitchen and a vaulted sitting room, and the flex bungalow is open for work, hobbies, or guests. I would confirm the permits on both before you plan around them.

With a 1928 build year, I would also ask for the age and service history of the HVAC, roof, plumbing, and electrical, plus permits tied to the redesign, before making an offer.
Outdoor space and the lot
Outside, the listing describes a screened porch, a deck, and a private yard that is ready for a pool. A screened porch works as an extra room for much of the year in Nashville, and the deck gives you open air space right next to it. Pool ready is the listing's wording, so if a pool is part of your plan, I would ask what work has been done, then confirm cost and permits with a pool contractor.

The listing data I used does not publish a lot size or an HOA figure, so I leave those out rather than guess. If you move toward an offer, a survey will confirm lot lines and where each building sits.
Why Belmont Blvd works in 12 South
Belmont Boulevard Nashville is a north to south street west of the 12th Avenue South strip, and Belmont University sits along that side of the neighborhood. In Realtracs, the subdivision for this home is Belmont Land, and it falls inside my Realtracs "12 South" search. The listing describes an established Belmont Boulevard setting within walking distance of 12 South restaurants, coffee shops, and boutiques. That is the appeal here. You live on a residential boulevard, with 12 South close enough to be part of a normal week. I will not invent a walk time to a specific shop or to Sevier Park, because exact times depend on your route. When we tour, I map the address so you can see the real distances. This is the kind of street people picture when they search for homes for sale in 12 South Nashville TN.
Living in 12 South, one of Nashville's best neighborhoods
12 South takes its name from 12th Avenue South, and a lot of its history is still standing. The side streets are lined with early 1900s bungalows, Craftsman homes, and brick cottages, many of them renovated, with newer builds mixed in. Just in the homes I have written about this month, build years run from 1880 and 1899 to 2022. On the strip, the original "I Believe in Nashville" mural went up in March 2012. Artist Adrien Saporiti painted it on the Howell's Alley building at 2700 12th Avenue South, and it is still one of the most photographed walls in the city. At the south end, Sunnyside in Sevier Park dates to 1852. That layering of old and new is a big part of why 12 South real estate holds people's attention. You can buy a restored older house, a renovated cottage, or a recent build, all within a few blocks of each other. When I walk a house here with someone, the street itself is usually part of the conversation.
The 12 South market right now
As of October 16, 2026, my Realtracs "12 South" List view shows 85 homes for sale and 13 under contract (10 still taking showings and 3 not). Over the last three months, 40 homes closed. Recent sales averaged $1,253,462, with a median of $1,100,000, and spent an average of 30 days on market. Under contract means a buyer and seller have a signed agreement but the sale has not closed yet. These numbers move every week, so treat them as a snapshot, not a forecast.
