Front exterior of 847B Dewees Avenue at dusk with navy siding, front steps and a one car garage, one of the 12 South homes for sale in Nashville

847B Dewees Avenue is one of the 12 South homes for sale this week, and it is a 2018 home on a quiet 12 South street with a Thermador kitchen, a screened porch, and its own garage. It is listed at $1,200,000 with four bedrooms, three full baths and one half bath, and about 2,573 square feet. The listing places it moments from the coffee shops, restaurants, boutiques, and fitness studios of 12 South, and from Sevier Park. What caught my eye was a mix of things I do not see together very often in this neighborhood: a newer build, a one car garage with a private driveway, and real outdoor space with a screened porch, a Trex deck, and a fenced, landscaped yard. I'm Jason Gruner with Coldwell Banker Southern Realty, and I watch 12 South Nashville every week. Here is what I see.

Inside the home

12 South has a wide mix of housing, from renovated older cottages to recent builds, and this house sits on the newer side with a 2018 build year. At about 2,573 square feet with four bedrooms and three and a half baths, it gives you room to set aside space for a home office or a guest room and still keep the main bedrooms for everyday use.

Open kitchen with island, bar stools, pendant lights and dining area at 847B Dewees Avenue in 12 South Nashville

The kitchen is the headline inside. The listing calls out a Thermador kitchen with an island, and the island sits right next to the dining area, so cooking and hosting happen in the same space. When I tour a kitchen like this, I check the appliance model years and any service records, open the cabinets, and look at how many people the island can really seat.

Living room with fireplace and ceiling fan at 847B Dewees Avenue in 12 South Nashville

The living room sits off the kitchen with a fireplace and a ceiling fan, which keeps the main level feeling open. The primary suite is the other room I would point out. The listing describes two walk in closets and a spa bath. Closet space is one of the details I always look at closely on a tour, along with water pressure and ventilation in the bath.

Entry hall with hardwood floors and staircase at 847B Dewees Avenue in 12 South Nashville

Even with a 2018 home, I would ask for the age and service history of the HVAC, roof, and water heater, plus any remaining builder warranty paperwork, before making an offer.

Outdoor space and the lot

Outside is where 847B Dewees Avenue stands apart for me. The listing describes a screened porch, a Trex deck, and a fenced, landscaped yard. A screened porch gives you an outdoor room you can use for more of the year, and Trex is a composite decking brand that generally needs less upkeep than a wood deck.

Out front, the home has a one car garage and a private driveway. Parking on the 12th Avenue South strip is metered, so a garage and your own driveway are a real convenience in this part of Nashville. The listing data I used does not publish a lot size or an HOA figure, so I leave those out rather than guess. If you move toward an offer, confirm lot lines and fencing with a survey.

Why Dewees Avenue works in 12 South

Dewees Avenue Nashville is a residential side street, and the listing describes this block as a quiet 12 South street. In Realtracs, the subdivision for this home is listed as 12 South, and the listing places it moments from 12 South coffee shops, restaurants, boutiques, fitness studios, and Sevier Park. That is the appeal of a side street here. You get a calmer block at home, with the 12th Avenue South strip close enough to be part of a normal week. I will not invent a walk time from this address to a specific shop or park entrance, because exact times depend on your route. When we tour, I map the specific address so you can see the real distances for yourself. This is the kind of street people have in mind when they search for homes for sale in 12 South Nashville TN.

Living in 12 South, one of Nashville's best neighborhoods

For me, living in 12 South starts at Sevier Park. The park sits at the south end of the 12th Avenue South strip and covers about 20 acres, with playgrounds, picnic shelters, walking trails, tennis courts, a playing field, and a small creek running through it. The Sevier Park Community Center opened in 2014. In the middle of the park is Sunnyside, a house built in 1852 that is now home to the Metro Historical Commission. View windows on the outside of the house show two early log buildings and bullet and cannon holes from the Battle of Nashville in December 1864. That mix of everyday green space and real history is a big reason I count 12 South among the best Nashville neighborhoods. You can take a lap on the trails before work, meet a friend at a picnic shelter on Saturday, and never get on the interstate. It is the part of the neighborhood I end up using the most.

The 12 South market right now

As of October 16, 2026, my Realtracs "12 South" List view shows 85 homes for sale and 13 under contract (10 still taking showings and 3 not). Over the last three months, 40 homes closed. Recent sales averaged $1,253,462, with a median of $1,100,000, and spent an average of 30 days on market. Under contract means a buyer and seller have a signed agreement but the sale has not closed yet. These numbers move every week, so treat them as a snapshot, not a forecast.
