12 South Homes for Sale: 837 Glen Avenue, a Restored 1899 Home with a Main Floor Primary
Jason Gruner, REALTOR®, Coldwell Banker Southern Realty

837 Glen Avenue is one of the 12 South homes for sale that solves a problem a lot of historic houses have. It is a restored home built in 1899, with about 2,316 square feet, three bedrooms, two full baths, and a half bath, and the primary suite is on the main floor. What caught my eye was that combination: real 1899 character from the street, a covered front porch up a set of steps, and a main floor primary with an oversized walk-in closet, so you are not climbing stairs every night. I'm Jason Gruner with Coldwell Banker Southern Realty, and I spend a lot of time on the east side of 12 South Nashville. At $1,350,000 with no HOA, this is a restored older home with a layout that works for how people live now. Here is what I see.

Inside the home
The main floor primary suite is the headline. In a lot of historic homes, every bedroom is upstairs, which means climbing stairs every night and every morning. Here the primary suite is on the main level, with an oversized walk-in closet and a renovated primary bath. That one layout choice makes the house easier to live in for the long haul.

The kitchen has been renovated and opened up, according to the listing. In an 1899 house, an open kitchen means someone took the time to rework the plan rather than just replace cabinets. Two more bedrooms, another full bath, and a half bath round out the layout, giving you space for guests, an office, or both.

The living room has a fireplace, a beamed ceiling, an exposed brick column, and hardwood floors. The kitchen has white cabinets and a big island with seating, and the primary bath has a freestanding tub, a dark tile wall, and two sinks. What I would want to see in person is how the restoration handled the original details, like trim, floors, and windows, and how the renovated kitchen connects to the living spaces. With a house this old, the quality of the restoration is everything. I'd also look at the systems and any documentation of the work, because a good restoration usually comes with a paper trail. If the rest of the house lives up to what I can see so far, this is a special house.

Outdoor space and the lot
The front of the house sits up on a rise above the sidewalk, with a low retaining wall along the street and a long set of steps up to a covered front porch with white railings. At dusk, with the porch lights on, it is one of the prettier facades I have seen this season. Out back, the listing notes a covered patio, a good spot for evenings outside. There is also a three-bay carport with alley access, so you can park off the street and come in from the back. With no HOA, you also have no association rules or dues to plan around.
Why Glen Avenue works in 12 South
Glen Avenue Nashville sits on the east side of the area my 12 South search covers, and the listing places this house near Bradford Avenue and 8th Avenue South. By my map check, 837 Glen is about six-tenths of a mile from the heart of the 12th Avenue strip in a straight line, around the 2700 block and the "I Believe in Nashville" mural. Sevier Park is a little under eight-tenths of a mile away in a straight line. That makes the shops, the park, and the Tuesday farmers market a walk or a quick bike ride, while 8th Avenue South is close by as well.
Living in 12 South, one of Nashville's best neighborhoods
If you want to see what living in 12 South is like, stop by the 12 South Farmers Market on a Tuesday. It runs every Tuesday from 4 to 7 p.m., May through October, in Sevier Park. You will find locally grown produce, meats, dairy, baked goods, and handmade goods, plus live music and food trucks. The 2026 season is the market's 16th, and it wraps up in late October with a Halloween Harvest Festival. I like the Tuesday timing because it fits a workday. You can walk over after work, pick up dinner, hear some music, and be home in time to cook it. The rest of the week, the park's trails, playgrounds, and picnic shelters get steady use from neighbors. Small routines like that are why people call 12 South one of the best Nashville neighborhoods. It is not one big attraction. It is a lot of small, walkable things that fit into a normal week.
The 12 South market right now
As of October 16, 2026, my Realtracs "12 South" List view shows 85 homes for sale and 13 under contract (10 still taking showings and 3 not). Over the last three months, 40 homes closed. Recent sales averaged $1,253,462, with a median of $1,100,000, and spent an average of 30 days on market. Under contract means a buyer and seller have a signed agreement but the sale has not closed yet. These numbers move every week, so treat them as a snapshot, not a forecast.
