12 South Homes for Sale: 1405 Clayton Avenue, a Renovated 1925 Brick Cottage Near Sevier Park
Jason Gruner, REALTOR®, Coldwell Banker Southern Realty

1405 Clayton Avenue is one of the 12 South homes for sale that shows what a finished renovation looks like. It is a 1925 brick cottage with about 2,424 square feet, three bedrooms, three full baths, and a half bath, sitting between Belmont Boulevard and 12 South, near Sevier Park. What caught my eye was how complete the work is. The plumbing and electrical are new, most of the windows are new, the basement is encapsulated, and the kitchen is built around a soapstone island and an induction AGA stove. I'm Jason Gruner with Coldwell Banker Southern Realty, and I spend a lot of time around Sevier Park and the south end of 12 South Nashville. At $2,175,000, this is a premium cottage, and the list of work explains a lot of that. Here is what stands out.

Inside the home
The living room sets the tone. It has crown molding, recessed lighting, and hardwood floors, with an open view through to the dining area and a dark built-in bar set into an arched niche. It feels open without losing the sense that you are in a 1925 house.

The dining room has a long table under a pendant light and a run of windows along the side, so it is bright through the day. The kitchen is built around a soapstone island with an induction AGA stove, a combination that tells you someone cared about how the kitchen works, not just how it looks. The listing notes custom cabinetry and furnishings throughout.

There is a gas fireplace, and the photos show a carved stone surround next to an arched wood door, one of those details that makes an older house feel like itself. Three full baths and a half bath for three bedrooms is a generous ratio for a cottage of this era.
The behind-the-walls work is what I would highlight to any buyer. New plumbing and electrical, mostly new windows, and an encapsulated basement address the things that usually cost the most in a house this age. There is also an electric car charger, which is a nice modern touch. If you have been touring older 12 South cottages and budgeting for a big renovation, this one has already been done.
Outdoor space and the lot
The front porch is deep and sheltered under a white beadboard ceiling, with brick walls, French doors, and brick railings looking out toward the street. The listing also mentions a screened porch, which is how a lot of people actually use their outdoor space from spring through fall in Nashville. From the street, the house sits back behind a wide front lawn with mature trees, with a dormer and a tall brick chimney that give it a storybook look.

Why Clayton Avenue works in 12 South
Clayton Avenue Nashville sits on the west side of the neighborhood, in the 37212 zip code, and the listing places this house between Belmont Boulevard and 12 South, near Sevier Park and the farmers market. By my map check, 1405 Clayton is only about a quarter mile from Sevier Park in a straight line, and about four-tenths of a mile from the heart of the 12th Avenue strip, around the 2700 block and the "I Believe in Nashville" mural. That is close enough to walk to the Tuesday market or grab coffee without thinking about the car. Being that close to the park is a big reason I count 12 South among the best Nashville neighborhoods.
Living in 12 South, one of Nashville's best neighborhoods
12 South takes its name from 12th Avenue South, and a lot of its history is still standing. The side streets are lined with early 1900s bungalows, Craftsman homes, and brick cottages, many of them renovated, with newer builds mixed in. Just in the homes I have written about this month, build years run from 1880 and 1899 to 2022. On the strip, the original "I Believe in Nashville" mural went up in March 2012. Artist Adrien Saporiti painted it on the Howell's Alley building at 2700 12th Avenue South, and it is still one of the most photographed walls in the city. At the south end, Sunnyside in Sevier Park dates to 1852. That layering of old and new is a big part of why 12 South real estate holds people's attention. You can buy a restored older house, a renovated cottage, or a recent build, all within a few blocks of each other. When I walk a house here with someone, the street itself is usually part of the conversation.

The 12 South market right now
As of October 16, 2026, my Realtracs "12 South" List view shows 85 homes for sale and 13 under contract (10 still taking showings and 3 not). Over the last three months, 40 homes closed. Recent sales averaged $1,253,462, with a median of $1,100,000, and spent an average of 30 days on market. Under contract means a buyer and seller have a signed agreement but the sale has not closed yet. These numbers move every week, so treat them as a snapshot, not a forecast.
