How to read the 12 South price report I send each month

Address, sale price, square footage, price per foot, days on market. That is the whole point. Here is how I use each column.

The report is a table. I send it that way on purpose. A paragraph about 'the market' without addresses is a newsletter. A table is a tool.

Sale price tells you what a buyer paid. Square footage tells you what they paid it for. Price per foot lets you compare a 2,100-square-foot bungalow to a 3,800-square-foot build without pretending they are the same house. Days on market tells you whether the number was accepted or negotiated in public.

I do not include every pending in the sold table. Pending is useful. It is not a deed. If you want pending context, I will talk through it. I will not let a pending ask set your list price.
