It is a 2022 all brick greystone with four bedrooms, three full baths, one half bath, and 2,981 square feet across four levels. From the sidewalk you see cream brick, a black metal fence, and the house number 2086 above the door. What caught my eye is the lock and leave setup on 12th Avenue South itself, plus a top level entertaining room with a wine closet and a private balcony. The primary suite sits upstairs on the second level. The bedroom is about 17 by 17, with soaring ceilings and bay windows. Dual walk in closets sit off the suite, and the spa bath has floor to ceiling marble, a freestanding soaking tub, dual vanities, and designer lighting. A second bedroom and a second full bath also sit on this level.

The third level holds one more bedroom. The top level is a 24 by 22 entertaining room with a temperature controlled wine closet, statement wallpaper the listing names as Gucci, and a private balcony. On the garage level, a guest suite with its own full bath gives visitors a separate place to stay.

Outdoor space and the community

The private balcony off the top level is the outdoor spot attached to the house. It has a dark wood deck and room for a sofa and lounge chairs, with views over neighboring roofs.

Beyond the residence, the listing describes an exclusive community garden with gas grills and fire pits. A covered pavilion with lounge seating sits on flagstone, with a fire pit area and a gas grill nearby. Combined with the HOA covering lawn, irrigation, exterior windows, trash, and master insurance, that is the lock and leave piece I would walk through on a tour. Living in 12 South, one of Nashville's best neighborhoods

The 12th Avenue South strip is why a lot of people first hear about 12 South. It is a walkable run of local shops, national brands, coffee, and casual restaurants on one tree lined street. Frothy Monkey's original location is here. Five Daughters Bakery draws a line on Saturday mornings for its 100 layer doughnut. Edley's Bar B Que got its start in 12 South before it expanded around Nashville. Urban Grub turned an old car wash into a dinner spot. For shopping, Imogene + Willie is known for its denim, and Buck Mason and White's Mercantile are close by. Weekend mornings get busy with visitors, and weekdays are calmer, which is when I like to walk it. Parking on 12th is metered, so living within walking distance changes how you use the street. You stop planning trips and start just going. That is what I mean when I call 12 South a walkable Nashville neighborhood. Shops change over time, so I always tell people to check hours before they go.

The 12 South market right now

As of October 16, 2026, my Realtracs "12 South" List view shows 85 homes for sale and 13 under contract (10 still taking showings and 3 not). Over the last three months, 40 homes closed. Recent sales averaged $1,253,462, with a median of $1,100,000, and spent an average of 30 days on market. Under contract means a buyer and seller have a signed agreement but the sale has not closed yet. These numbers move every week, so treat them as a snapshot, not a forecast.
