1012 Acklen Avenue is one of the 12 South homes for sale I keep coming back to this month. It is a 2011 house that has been thoughtfully renovated, with about 3,132 square feet, four bedrooms, and a deep covered front porch facing the street. What caught my eye first was how the house handles space. You still get a formal living room and dining room at the front, then the kitchen opens to a family room, and there is a brand-new den beyond that. I'm Jason Gruner with Coldwell Banker Southern Realty, and I walk 12 South Nashville every week. This one stood out because it gives you room to spread out without giving up the porch-and-sidewalk feel people come to the neighborhood for. Here is what I would want to know if I were buying it.

Inside the home

The layout starts traditional and gets more relaxed as you move back. At the front are formal living and dining rooms. The dining room is a real room, painted a deep blue with an orb chandelier, not a table squeezed into the end of the kitchen. From there the house opens into a large kitchen and family room. The kitchen has dark cabinets, a big island, globe pendants, and a gas range, so it works for weeknight cooking and for hosting.

Past the family room is the brand-new den. It has casement windows, a vaulted wood ceiling, and a stacked-stone fireplace, and it feels like a second living room rather than leftover space. The listing also notes a second den, which gives you another place to gather or work. There are two fireplaces in total, and designer lighting runs throughout.

The renovated primary suite is the showpiece. The bedroom walls are Venetian plaster. The bath is finished in Taj Mahal quartzite, with a double vanity and an oversized soaking tub. Floors in the house are wood, marble, and tile. If you like a house that already had the expensive work done, this is the kind I would put near the top of the list.

Outdoor space and the lot

The front porch is the part of this house I would use most. It runs across the front under a wood ceiling with ceiling fans, deep enough for real seating, and it faces Acklen Avenue. That is how a lot of people actually live in 12 South from spring through fall. The lot is about 0.17 acres with fresh landscaping. Out back is a heated and cooled detached two-car garage, and the listing shows three parking spaces total. A conditioned garage matters more than it sounds. It can be a workshop, a gym, or just a garage that does not bake in August.

Why Acklen Avenue works in 12 South

Acklen Avenue Nashville addresses at this end sit in the 37203 zip code, on the north side of the neighborhood. By my map check, 1012 Acklen is about a third of a mile in a straight line from Belmont University and roughly two-tenths of a mile east of 12th Avenue South. The heart of the 12th Avenue strip, around the 2700 block where the "I Believe in Nashville" mural is, is about three-quarters of a mile away in a straight line. Sevier Park is about a mile. That puts you close to 12th, with its protected bike lanes and WeGo bus service, while living on a residential street.

Living in 12 South, one of Nashville's best neighborhoods

For me, living in 12 South starts at Sevier Park. The park sits at the south end of the 12th Avenue South strip and covers about 20 acres, with playgrounds, picnic shelters, walking trails, tennis courts, a playing field, and a small creek running through it. The Sevier Park Community Center opened in 2014. In the middle of the park is Sunnyside, a house built in 1852 that is now home to the Metro Historical Commission. View windows on the outside of the house show two early log buildings and bullet and cannon holes from the Battle of Nashville in December 1864. That mix of everyday green space and real history is a big reason I count 12 South among the best Nashville neighborhoods. You can take a lap on the trails before work, meet a friend at a picnic shelter on Saturday, and never get on the interstate. It is the part of the neighborhood I end up using the most.
