12 South Homes for Sale: 2207 Elliott Avenue, a 1937 Tudor on a Corner Lot

Jason Gruner, REALTOR®, Coldwell Banker Southern Realty

Front exterior of the brick Tudor with an arched entry at 2207 Elliott Avenue, one of the 12 South homes for sale in 12 South Nashville

2207 Elliott Avenue is one of the 12 South homes for sale that still looks and feels like the 1930s, in a good way. It is a brick Tudor built in 1937, with an arched front entry, about 1,698 square feet, three bedrooms, and two baths, on a corner lot. What caught my eye was how much original detail is still here: the kitchen cabinets, the doors with crystal knobs, a wood-burning fireplace, and a claw-foot tub upstairs. I'm Jason Gruner with Coldwell Banker Southern Realty, and I see a lot of 12 South Nashville houses where those details were torn out years ago. At $575,000, this is also one of the more approachable price points I have written about in the neighborhood. Here is what stands out to me.

Inside the home

The Tudor shape sets the tone as soon as you walk in. The first floor has 9-foot ceilings, which makes the main rooms feel taller and brighter than a lot of cottages from the same era. The living room gets good natural light, the kind of room where a reading chair by the window actually gets used. The house also has one wood-burning fireplace, which is a nice thing to have on a cold January night.

The kitchen keeps its original cabinets. Some buyers will love that as is, and others will see it as the starting point for their own update. Either way, it is a real choice rather than a gut job someone already made for you. Throughout the house you will find original doors with crystal door knobs, a small detail that is hard to fake and easy to lose in a renovation.

Upstairs, the bath has a claw-foot tub and a black-and-white tile floor. Three bedrooms and two baths in about 1,698 square feet is a practical layout for a house this age. The dining room has a chair rail and crown molding, and it opens off the living room through an arched doorway. If you have been looking for an older house with its character intact, and you are comfortable putting your own touch on it over time, this is one I would go see.

Outdoor space and the lot

This house sits on a corner lot, which gives it more light and more open feel than a mid-block lot. The front has a raised lawn with steps and a railing up to the arched entry, and big trees frame the house from the street. The most practical part is out back: the listing notes alley access to the garage and parking. In a neighborhood where street parking can be tight, being able to pull in from the alley is a real everyday advantage.

Why Elliott Avenue works in 12 South

Elliott Avenue Nashville sits on the east side of the area my 12 South search covers. By my map check, 2207 Elliott is about a half mile east of 12th Avenue South in a straight line. The heart of the 12th Avenue strip, around the 2700 block and the "I Believe in Nashville" mural, is about two-thirds of a mile away in a straight line, and Sevier Park is a little over eight-tenths of a mile. It is a comfortable walk or a quick bike ride to the shops and the park, and 12th Avenue's protected bike lanes make the ride easier once you reach it. Being close to all of that, on a quieter residential street, is why I count 12 South among the best Nashville neighborhoods for people who like to get around on foot.

Living in 12 South, one of Nashville's best neighborhoods

One thing I like about 12 South is how many ways there are to get around it. In 2023 the city finished the 12th Avenue South Complete and Green Street project. It added bike lanes that are physically protected from traffic along the whole route, safer crossings for people on foot, better bus stops, and green stormwater features. The project connects the 12th South, Edgehill, and Gulch areas and ties into Wedgewood Avenue and Division Street. WeGo's Route 17 bus runs along 12th Avenue South between downtown and the Hillsboro Transit Center in Green Hills. By car, downtown is roughly two to three miles north, depending on where you start. Belmont University sits right along the neighborhood's west side, near Belmont Boulevard and Wedgewood Avenue. For a lot of the people I work with, that is the appeal of 12 South Nashville. It feels like a small neighborhood, but you are close to the rest of the city whenever you need it.

The 12 South market right now

As of October 16, 2026, my Realtracs "12 South" List view shows 85 homes for sale and 13 under contract (10 still taking showings and 3 not). Over the last three months, 40 homes closed. Recent sales averaged $1,253,462, with a median of $1,100,000, and spent an average of 30 days on market. Under contract means a buyer and seller have a signed agreement but the sale has not closed yet. These numbers move every week, so treat them as a snapshot, not a forecast.
