12 South Homes for Sale: 908B Gale Lane, a 2015 Home Set Back from the Street with a Heated Screened Porch and a Primary Balcony

908B Gale Lane is one of the 12 South homes for sale right now, listed at $1,150,000 after a $40,000 price cut on October 7. It is a 2015 home with four bedrooms, three full baths, one half bath, and 3,003 square feet (tax record). It is listed as an attached horizontal property regime (HPR) home, the B unit, and it sits back from Gale Lane at the end of a long driveway. What caught my eye is the privacy for a home inside 12 South, plus a screened porch with built in heaters. Inside the home

The main level brings the kitchen, dining area, and living room together in one open space. The kitchen is about 13 by 13, with custom cabinetry, marble countertops, an apron front sink, a gas range, a built in wine refrigerator, a pantry, and a big island with seating.

The living room is the largest room on the main level at about 23 by 19. It centers on a gas fireplace, which the listing includes in its 2025 updates, and French doors open to the screened porch. The dining area is about 13 by 11. Also on the main level is a bedroom with a full bath, which the listing says works for guests or a private office.

Upstairs, the primary suite is about 18 by 13, with a vaulted ceiling and a door out to its own covered balcony. The primary bath has double vanities and a shower with no tub. Two more bedrooms share a Jack and Jill bath. A bonus room of about 18 by 15 has a wet bar and its own half bath, so it can serve as a media room, a home gym, or a place to host friends.

The update list is long for a 2015 home: roof and gutters in 2021, a tankless water heater in 2022, new HVAC downstairs in 2023 and upstairs in 2025, an EV charging outlet in 2025, and a new oven, dishwasher, and dryer in 2026. I confirm those with you on a tour.

Outdoor space and the lot

The screened porch is the outdoor room I would use the most. It was added in 2018 with built in heaters, so it stays useful well past summer. It has a wood plank ceiling, a ceiling fan, and room for a sofa and a dining table.

Beyond the porch, a flagstone patio added in 2019 leads to a level, fenced back yard with mature landscaping and an irrigation system put in during 2018. The lot is under a quarter acre. Because the home sits at the back of a long driveway, you get extra separation from the street, which the listing calls an uncommon sense of privacy in the city. Parking is a two car attached side garage.

The listing describes walkability to Sevier Park and to the restaurants and shops of 12 South. I will not guess a walk time, so I map the routes with you when we tour. Living in 12 South, one of Nashville's best neighborhoods

For me, living in 12 South starts at Sevier Park. The park sits at the south end of the 12th Avenue South strip and covers about 20 acres, with playgrounds, picnic shelters, walking trails, tennis courts, a playing field, and a small creek running through it. The Sevier Park Community Center opened in 2014. In the middle of the park is Sunnyside, a house built in 1852 that is now home to the Metro Historical Commission. View windows on the outside of the house show two early log buildings and bullet and cannon holes from the Battle of Nashville in December 1864. That mix of everyday green space and real history is a big reason I count 12 South among the best Nashville neighborhoods. You can take a lap on the trails before work, meet a friend at a picnic shelter on Saturday, and never get on the interstate. It is the part of the neighborhood I end up using the most.
