12 South Homes for Sale: 2913 Vaulx Ln, a 2026 Build with a Main Level Primary

Jason Gruner, REALTOR, Coldwell Banker Southern Realty

Front exterior of 2913 Vaulx Ln, a 2026 two story brick and stucco home with a front entry garage and driveway, one of the 12 South homes for sale in Nashville

2913 Vaulx Ln is one of the 12 South homes for sale right now, listed at $1,629,000. It is a 2026 new construction home by Province Builders with four bedrooms, three full baths and one half bath, and 3,189 square feet by professional measurement, about $511 per square foot. The detail that caught my eye is the primary suite on the main level. In a part of Nashville where most new homes put every bedroom upstairs, that is worth knowing about. It also has a flat, fully fenced back yard, a two car garage, and room in the driveway for guests. The price has come down from an original ask of $1,750,000. I'm Jason Gruner with Coldwell Banker Southern Realty, and I track 12 South Nashville every week. Here is how I read this one.

Inside the home

The listing describes soaring ceilings, big windows, and white oak floors throughout, and the main level is built around how people actually use a house. The great room is about 18 by 17, with a gas fireplace and custom built ins, and the dining area is about 15 by 17. A wet bar with wine storage and beverage refrigeration sits between the living and dining spaces, so hosting does not all happen in the kitchen.

The kitchen is about 14 by 17 and has an oversized island, quartz counters with a full height backsplash, and a large pantry. The appliance package is Thermador: a six burner gas range with a griddle, double ovens, a column refrigerator and a separate column freezer, a built in microwave, and a panel ready dishwasher.

The primary suite is on the main level and measures about 16 by 16. Its bath has dual vanities, a soaking tub, and a glass shower, along with a custom walk in closet and its own laundry connections, so you could live on one floor day to day. Upstairs there are three more bedrooms and two full baths. One bedroom has a walk in closet, another has its own bath, and the largest is about 14 by 17. The listing also calls out mudroom built ins, Pella windows and doors, a brick and Hardie exterior, smart home features, outdoor speakers, and high efficiency HVAC.

Outdoor space and the lot

The covered back porch opens onto a yard that the listing describes as flat and fully fenced. The lot is under a quarter acre by tax record.

Parking is the other practical win. The home has an attached two car garage that the listing calls oversized, plus two open driveway spaces for guests. There is no HOA, so the yard, the driveway, and the exterior are yours to manage the way you want.

Why Vaulx Ln works in 12 South

2913 Vaulx Ln is in the 37204 ZIP code, in the 12 South / Melrose subdivision, and inside my Realtracs "12 South" search. The listing places it moments from 12 South, 8th Avenue South, Melrose, and Wedgewood, which puts restaurants, coffee, shopping, and parks within easy reach while keeping you on a residential street. Vaulx Lane Nashville sits on the south side of the neighborhood, so you can be on 12th Avenue South or 8th Avenue South quickly without living on either commercial corridor. Exact walking times are not on the listing, so I map routes when we tour. If you are searching for homes for sale in 12 South Nashville TN with a main level primary and real parking, this is one of the few new builds offering both right now.

Living in 12 South, one of Nashville's best neighborhoods

For me, living in 12 South starts at Sevier Park. The park sits at the south end of the 12th Avenue South strip and covers about 20 acres, with playgrounds, picnic shelters, walking trails, tennis courts, a playing field, and a small creek running through it. The Sevier Park Community Center opened in 2014. In the middle of the park is Sunnyside, a house built in 1852 that is now home to the Metro Historical Commission. View windows on the outside of the house show two early log buildings and bullet and cannon holes from the Battle of Nashville in December 1864. That mix of everyday green space and real history is a big reason I count 12 South among the best Nashville neighborhoods. You can take a lap on the trails before work, meet a friend at a picnic shelter on Saturday, and never get on the interstate. It is the part of the neighborhood I end up using the most.

The 12 South market right now

As of October 23, 2026, my Realtracs "12 South" List view shows 83 homes for sale and 9 under contract (6 still taking showings and 3 not). Over the last three months, 41 homes closed. Recent sales averaged $1,294,780, with a median of $1,100,000, and spent an average of 32 days on market. Under contract means a buyer and seller have a signed agreement but the sale has not closed yet. These numbers move every week, so treat them as a snapshot, not a forecast. If you want every 12 South sale broken down, get my monthly report at 12southhomesreport.com.

This home was listed on April 27, 2026 and showed 174 days on market in that pull. The price has come down in steps, from $1,750,000 to $1,695,000 in June, and to $1,629,000 on September 30. That is well above the average days on market for recent sales, which usually gives a buyer more room to talk terms.
