12 South Homes for Sale: 2806 Oakland Ave, a Renovated 1932 Home with a Pool and Putting Green
Jason Gruner, REALTOR, Coldwell Banker Southern Realty

2806 Oakland Ave is one of the 12 South homes for sale right now, listed at $3,799,990. It is a 1932 cottage style home that the listing says was renovated by JBT Builders, and it now has five bedrooms, five full baths, two half baths, and 6,062 square feet by professional measurement across three levels. There is also a detached one bedroom apartment of about 733 square feet that is not counted in that total. What caught my eye is the combination the listing leans on: a quiet, private stretch of Oakland Ave that is still moments from the restaurants, coffee shops, boutiques, and parks of 12 South, with a pool, putting green, and outdoor kitchen out back. I'm Jason Gruner with Coldwell Banker Southern Realty, and I track 12 South Nashville every week. Here is how I read this one.

Inside the home
The listing describes white oak floors, custom millwork, and steel framed windows throughout, and the goal it describes is interiors that feel collected rather than newly built. The main level is about 2,540 square feet. It has a living room with a fireplace, an office the listing describes as wrapped in rich textures and warm tones, and a dining room anchored by a custom wet bar.

The kitchen is the working center of the house. The listing calls it a chef's kitchen, and it is backed up by a fully equipped scullery, which is a second prep and cleanup space that keeps the main kitchen clear when you have people over. The room data shows the kitchen at about 14 by 19 feet and the living room at about 17 by 18.
The room data lists the primary bedroom on the main level, with its own full bath. The listing says the primary suite offers a sense of separation and calm, and it describes the primary bath as feeling more like a five star hotel suite than a typical bath, with the focus on proportion, materials, and light.

Upstairs, the second floor has three more bedrooms and three full baths in about 2,074 square feet, plus a rec room of about 16 by 26 feet. The finished basement adds another 1,448 square feet with a bedroom, a full bath, a half bath, a den with the second fireplace, and a media room. Between the basement, the rec room, and the detached apartment, this home has a lot of flexible space for guests, work, or hobbies.
Outdoor space and the lot
This is where 2806 Oakland Ave stands out from most 12 South real estate. The lot is 0.19 acre, roughly 50 by 170 feet, level, and fully fenced. The listing shows an in ground pool, a putting green, an outdoor kitchen with a gas grill, and a fire area.

There is a lot of covered outdoor living too. The listing notes a covered porch, a covered deck, a covered patio, open deck and patio space, and a balcony. The two car garage is attached at the rear and reached from the alley, with one more open parking space, so cars stay off the front of the house. The listing also mentions a city view.
Why Oakland Ave works in 12 South
Oakland Ave Nashville sits in the 37212 ZIP code, in the Belmont Terrace subdivision, and this home is inside my Realtracs "12 South" search. The listing directions bring you in on Beechwood Ave and then onto Oakland Ave, with the home on the left. The listing describes this part of Oakland Ave as one of the most private stretches near 12 South, with mature surroundings and a quiet streetscape, while still being moments from the restaurants, coffee shops, boutiques, and parks that define the neighborhood. That mix of a quiet street and easy access to a walkable Nashville neighborhood is what most buyers I talk to are after here. The listing also notes that long term rentals are allowed.
Living in 12 South, one of Nashville's best neighborhoods
The 12th Avenue South strip is why a lot of people first hear about 12 South. It is a walkable run of local shops, national brands, coffee, and casual restaurants on one tree lined street. Frothy Monkey's original location is here. Five Daughters Bakery draws a line on Saturday mornings for its 100 layer doughnut. Edley's Bar B Que got its start in 12 South before it expanded around Nashville. Urban Grub turned an old car wash into a dinner spot. For shopping, Imogene + Willie is known for its denim, and Buck Mason and White's Mercantile are close by. Weekend mornings get busy with visitors, and weekdays are calmer, which is when I like to walk it. Parking on 12th is metered, so living within walking distance changes how you use the street. You stop planning trips and start just going. That is what I mean when I call 12 South a walkable Nashville neighborhood. Shops change over time, so I always tell people to check hours before they go.
