Jason Gruner, REALTOR, Coldwell Banker Southern Realty

1207 Sweetbriar Ave is one of the 12 South homes for sale right now, listed at $3,399,000. It is a detached, fully custom home completed in 2020 by the local builders at Build Nashville, and it has never been on the market before. The listing shows four bedrooms, four full baths, one half bath, and 4,043 square feet by builder measurement, including finished bonus space over the garage. What caught my eye is the location. The home sits on the corner of Sweetbriar Ave and 12th Ave S, and the listing describes it as immediately across the street from Sevier Park and 12 South favorites like bartaco, Frothy Monkey, Urban Grub, and Epice. I'm Jason Gruner with Coldwell Banker Southern Realty, and I track 12 South Nashville every week. Here is how I read this one.

Inside the home
The main level is about 2,181 square feet, and it is built around a great room with soaring ceilings and exposed beams. The listing calls out a gas fireplace as the focal point of the room, lots of natural light from carefully placed windows, and wide plank European white oak floors with tile in the baths. The plan is open from the great room to the dining area and the kitchen.

The kitchen has a large island, custom cabinetry, and a Thermador appliance package. The detail people will remember is the built in automatic coffee machine. The listing also mentions designer plumbing and lighting, plus Nest and Google smart home features, a security system, and smart locks and lights.
The layout is what sets this home apart for me. The primary bedroom is on the main level, and the listing describes it as completely removed from the other bedrooms with no one overhead. The primary bath has a curbless walk in shower, an oversized freestanding tub, double vanities, and herringbone tile. There is also a half bath on the main level.

Upstairs, the second floor has three more bedrooms and two full baths in about 1,112 square feet. One of those bedrooms is a second primary with vaulted ceilings and its own en suite bath, and the listing notes extra large closets in the other two bedrooms. Over the garage, there are another 750 finished square feet with a full bath, which gives you a flexible space for guests, an office, or a gym.
Outdoor space and the lot
This is a 0.05 acre corner lot, so the outdoor living here is about quality rather than acreage. The best part is the oversized, fully screened porch off the main living area, which the listing describes as the spot for morning coffee, a good book, or dinner outside.

The listing also shows a deck and a covered porch, irrigation, and landscaping around a stepping stone path. The detached garage holds two cars with room left for a golf cart or a small third vehicle, and the private driveway gives you parking for visitors, which matters a lot this close to 12th Ave S. There is alley access as well.
Why Sweetbriar Ave works in 12 South
Sweetbriar Ave Nashville runs between Belmont Blvd and 12th Ave S, and this home sits right at the 12th Ave S corner in the 37212 ZIP code. The listing directions take you from Belmont Blvd onto Sweetbriar Ave, with the driveway on the right at the corner of 12th Ave S. Per the listing, Sevier Park, bartaco, Frothy Monkey, Urban Grub, and Epice are all immediately across the street. That is about as close to the center of a walkable Nashville neighborhood as a house can get. It sits inside my Realtracs "12 South" search, in the 12 South subdivision.
Living in 12 South, one of Nashville's best neighborhoods
12 South takes its name from 12th Avenue South, and a lot of its history is still standing. The side streets are lined with early 1900s bungalows, Craftsman homes, and brick cottages, many of them renovated, with newer builds mixed in. Just in the homes I have written about this month, build years run from 1880 and 1899 to 2022. On the strip, the original "I Believe in Nashville" mural went up in March 2012. Artist Adrien Saporiti painted it on the Howell's Alley building at 2700 12th Avenue South, and it is still one of the most photographed walls in the city. At the south end, Sunnyside in Sevier Park dates to 1852. That layering of old and new is a big part of why 12 South real estate holds people's attention. You can buy a restored older house, a renovated cottage, or a recent build, all within a few blocks of each other. When I walk a house here with someone, the street itself is usually part of the conversation.
