925 Wedgewood Avenue is one of the 12 South homes for sale that gives you Craftsman style without a 1920s maintenance list. It is a custom-built Craftsman from 2006, with about 2,416 square feet, three bedrooms, three full baths, and a half bath. What caught my eye was the combination of a main-level bedroom suite, a finished basement, and a fenced lot with a covered deck and stone patio. I'm Jason Gruner with Coldwell Banker Southern Realty, and I spend a lot of time on the north end of 12 South Nashville, where Wedgewood meets the neighborhood. At $989,000, this is a newer house with the look of an older one, on a street that connects you to a lot. Here is what stands out.

The listing describes a custom-built Craftsman with high ceilings, hardwood floors, and detailed millwork. That is the part of a Craftsman that is hardest to fake, and at 2006 it comes with a newer build behind it. From the street, you can see the style in the porch columns, the wood-shingle dormer, the stone foundation, and the chimney.

The kitchen has granite countertops, stainless appliances, a gas range, and professional ventilation, which is a good sign for anyone who cooks a lot. A main-level bedroom suite with a tiled walk-in shower is one of the most useful features in the house. It gives you a guest suite, an office with its own bath, or a primary on the main floor if you would rather skip stairs.

The finished 440-square-foot basement adds a flexible space for a media room, a gym, or storage. With three full baths and a half bath, nobody is waiting on a shower in the morning.

The kitchen has white cabinets, granite counters, a tile backsplash, and a gas range under a stainless hood. The living room is built around a stone fireplace, the dining area sits beside the staircase, and hardwood floors run through the main level. The feature list covers a lot of what buyers ask me about: a main-level suite, real storage, and a kitchen that works.

The lot is fenced, with a wood fence running along the sidewalk and a big shade tree at the corner. Out back, the listing notes a covered deck, a stone patio, and a storage building. A covered deck is the kind of space that gets used in every season, from summer shade to fall evenings. The front has a classic Craftsman porch with room for chairs, raised a few steps above a walkway through the lawn.

Why Wedgewood Avenue works in 12 South

Wedgewood Avenue Nashville runs along the north end of 12 South, and this address is in the 37203 zip code. By my map check, 925 Wedgewood is about a half mile from Belmont University in a straight line, and about three tenths of a mile east of 12th Avenue South. When the city finished the 12th Avenue South Complete and Green Street project in 2023, it tied the protected bikeway into Wedgewood Avenue, so biking to the shops on 12th is easier than it used to be. The heart of the strip, around the 2700 block and the "I Believe in Nashville" mural, is a little under nine-tenths of a mile away in a straight line. Being connected like that is one reason I count 12 South among the best Nashville neighborhoods.

The 12th Avenue South strip is why a lot of people first hear about 12 South. It is a walkable run of local shops, national brands, coffee, and casual restaurants on one tree lined street. Frothy Monkey's original location is here. Five Daughters Bakery draws a line on Saturday mornings for its 100 layer doughnut. Edley's Bar B Que got its start in 12 South before it expanded around Nashville. Urban Grub turned an old car wash into a dinner spot. For shopping, Imogene + Willie is known for its denim, and Buck Mason and White's Mercantile are close by. Weekend mornings get busy with visitors, and weekdays are calmer, which is when I like to walk it. Parking on 12th is metered, so living within walking distance changes how you use the street. You stop planning trips and start just going. That is what I mean when I call 12 South a walkable Nashville neighborhood. Shops change over time, so I always tell people to check hours before they go.
