12 South Homes for Sale: 2305 Cisco Street, a 1935 Cottage on a Quarter Acre Lot
Jason Gruner, REALTOR®, Coldwell Banker Southern Realty

2305 Cisco Street is one of the 12 South homes for sale where the land matters as much as the house. It is a 1935 cottage with about 1,058 square feet, two bedrooms, and one bath, sitting on a spacious 0.25-acre lot. What caught my eye was the combination of that lot size with an unfinished basement and, per the listing, potential for a detached accessory dwelling unit, or DADU, subject to requirements. I'm Jason Gruner with Coldwell Banker Southern Realty, and I watch lots like this one in 12 South Nashville closely, because a quarter acre gives you options that a typical tight lot does not. At $930,000, this is a property to look at with both the house and the land in mind. Here is how I would think about it.

Inside the home
The house itself is a compact 1935 cottage. The listing notes all-brick construction and finished wood and laminate floors, with two bedrooms and one bath in about 1,058 square feet. From the street, what you see is a stone front and a deep covered porch with square pillars, which gives the house more presence than its square footage suggests.

The unfinished basement is the part I would look at closely. The listing suggests it for storage, workshop space, or future expansion, and in a house this size, extra usable space below can make a real difference.
The living room has wood floors and an arched opening into the dining room, and the kitchen has older wood cabinets that are ready for someone's update. On a walkthrough, I would focus on three things. First, the condition of the main systems in a house this age. Second, how the basement could be used, including ceiling height and access. Third, how a future plan for the lot, whether that is an addition or a DADU, would fit with the existing house. Metro Nashville has specific rules for DADUs, so I would suggest confirming eligibility with the city and a qualified professional before counting on one. For the right buyer, this is a chance to start with a solid older cottage and grow into the lot over time.

Outdoor space and the lot
A quarter acre is a generous lot for this area, and the photos show it. The backyard is a long, open lawn with mature trees along the edges, a wood privacy fence, and a storage shed. It goes back far enough that it feels like its own space, separate from the street. There is also a side porch with steps down to the yard. Out front, a straight walk leads across a wide lawn to the covered porch. Whether you want a big garden, room for a future addition, or just a yard that feels open, this lot gives you room to plan.

Why Cisco Street works in 12 South
Cisco Street Nashville sits on the east side of the area my 12 South search covers. By my map check, 2305 Cisco is about a half mile east of 12th Avenue South in a straight line. The heart of the 12th Avenue strip, around the 2700 block and the "I Believe in Nashville" mural, is a little over a half mile away in a straight line, and Sevier Park is about two-thirds of a mile. That puts the park, the Tuesday farmers market, and the shops within a walk or a quick bike ride.
Living in 12 South, one of Nashville's best neighborhoods
For me, living in 12 South starts at Sevier Park. The park sits at the south end of the 12th Avenue South strip and covers about 20 acres, with playgrounds, picnic shelters, walking trails, tennis courts, a playing field, and a small creek running through it. The Sevier Park Community Center opened in 2014. In the middle of the park is Sunnyside, a house built in 1852 that is now home to the Metro Historical Commission. View windows on the outside of the house show two early log buildings and bullet and cannon holes from the Battle of Nashville in December 1864. That mix of everyday green space and real history is a big reason I count 12 South among the best Nashville neighborhoods. You can take a lap on the trails before work, meet a friend at a picnic shelter on Saturday, and never get on the interstate. It is the part of the neighborhood I end up using the most.

The 12 South market right now
As of October 16, 2026, my Realtracs "12 South" List view shows 85 homes for sale and 13 under contract (10 still taking showings and 3 not). Over the last three months, 40 homes closed. Recent sales averaged $1,253,462, with a median of $1,100,000, and spent an average of 30 days on market. Under contract means a buyer and seller have a signed agreement but the sale has not closed yet. These numbers move every week, so treat them as a snapshot, not a forecast.
