2112 Eastwood Avenue is one of the 12 South homes for sale that leads with curb appeal. It is a classic Nashville stone bungalow from 1930, with an arched stone entry, about 2,495 square feet, three bedrooms, and two baths. Over the years it has been updated and expanded, and out back there is a deck and an above-ground pool. What caught my eye was the combination of that 1930 street face with room to park four cars off the street, plus alley access. At $899,900, that is a lot of square footage for the price compared with the recent 12 South median sale. Here is how I would think about it.

From the outside, this is a textbook Nashville bungalow: fieldstone walls, a steep front gable, an arched stone entry, and a low roofline that reads as 1930. Inside, the listing describes a classic bungalow that has been updated and expanded over the years, which is how it reached about 2,495 square feet. That is a big number for a bungalow, and it usually means more room than the front of the house suggests.

The listing also mentions elevated views. A partial basement adds storage or workshop space below the main living area. With three bedrooms and two baths across that square footage, the rooms have space to breathe.

The living room has a painted stone fireplace, built-in shelves, crown molding, and hardwood floors. The kitchen has white cabinets and granite counters and opens toward the dining area, and the primary bedroom has French doors. On a walkthrough, I would look closely at how the additions connect to the original house. With older homes that have been expanded more than once, the flow between the old part and the new part tells you a lot about how the house was cared for. I'd also want to look at the basement, the systems, and the ages of the roof and HVAC. None of that is a red flag here. It is just what I check on any 1930 house.

Outdoor space and the lot

The outdoor setup is where this house stands apart. The aerial photo shows a deep backyard with a deck and an above-ground pool, plenty of room for summer afternoons without leaving home. On the side of the house is an enclosed porch next to a wide driveway, and the listing notes off-street parking for four cars plus alley access. For anyone who has circled a 12 South block looking for a spot, that is a big deal. The front yard has a stone walkway, mature landscaping, and garden beds along the foundation.

Why Eastwood Avenue works in 12 South

Eastwood Avenue Nashville sits on the west side of the neighborhood, in the 37212 zip code, near Belmont University. By my map check, 2112 Eastwood is only about two-tenths of a mile from Belmont in a straight line and sits very close to the 12th Avenue South corridor. The heart of the 12th Avenue strip, around the 2700 block and the "I Believe in Nashville" mural, is about a half mile away in a straight line, and Sevier Park is a little under eight-tenths of a mile. That puts you close to campus, the shops, and 12th Avenue's protected bike lanes. For a lot of people, being that close to everything is what puts 12 South on their list of the best Nashville neighborhoods.

Living in 12 South, one of Nashville's best neighborhoods

I work 12 South every week, and here is how I describe it to people who are new to it. It is a walkable Nashville neighborhood built around one main street, 12th Avenue South, with Sevier Park at the south end and Belmont University along the west side. Housing ranges from renovated bungalows and brick cottages to Craftsman homes, horizontal property regime (HPR) homes, and recent new builds, so price points and lot sizes vary a lot from one block to the next. The shops and restaurants along 12th give the neighborhood its day to day energy. Sevier Park and the Tuesday farmers market from May through October give it a slower pace. Downtown is a short drive north. I do not tell anyone which street is right for them. What I do is help you compare real homes against real recent sales, so you can decide what matters to you. That is how I think anyone should shop 12 South real estate, and it is why I publish the numbers every month.
