12 South Homes for Sale: 2950 Vaulx Lane, a 2010 Home with a Covered Wraparound Porch

Jason Gruner, REALTOR®, Coldwell Banker Southern Realty

Front exterior of the sage-sided home with a covered front porch and picket fence at 2950 Vaulx Lane, one of the 12 South homes for sale in 12 South Nashville

2950 Vaulx Lane is one of the 12 South homes for sale I would point to if you want something newer without giving up a porch. It was built in 2010, with about 1,831 square feet, two bedrooms, two full baths, and a half bath, plus a covered wraparound porch and a fenced yard. What caught my eye was the layout. Each upstairs bedroom has its own full bath, and the main level is open, with hardwood floors and a large kitchen island. I'm Jason Gruner with Coldwell Banker Southern Realty, and I watch this part of 12 South Nashville closely. I like seeing a detached home at this age with a porch this generous, because it gives you a newer build without losing the front-porch life that makes 12 South feel like 12 South. Here is my read on it.

Inside the home

The main level is open concept. The listing describes hardwood floors and a lot of natural light, with a kitchen built around a large island that flows into the living and dining areas. That setup works well for how most people actually live. Someone can cook while someone else sits at the island, and the living room is right there instead of down a hall.

Upstairs are the two bedrooms, and each one has its own full bathroom. The primary bedroom has a private bath and a walk-in closet. The second bedroom works as a guest room or an office, and the private bath means guests are not sharing with you. The half bath gives visitors their own option, so nobody has to walk through a bedroom.

At 1,831 square feet, this is not a huge house, but the square footage is spent in the right places. Two real bedroom suites, an open main floor, and a porch that works like an extra room. If you have toured older 12 South cottages and found the bathrooms small or the layout chopped up, this is a very different experience. I would want to see the kitchen and the primary closet in person before deciding, and I'd be glad to go with you.

Outdoor space and the lot

The covered wraparound porch is the headline outside. It runs across the front and around the side, with columns and room for more than one seating area, so you can follow the shade through the day. The yard is fenced, which is useful for pets and for privacy. A long concrete driveway runs along the side next to a wood fence, so parking is off the street. The home is an HPR, a horizontal property regime, which in Nashville usually means two or more homes share one original parcel. The listing remarks say there is no HOA, but I would still review the regime documents with you before any offer.

Why Vaulx Lane works in 12 South

Vaulx Lane Nashville sits on the southeast side of the area my 12 South search covers. By my map check, 2950 Vaulx is a little under six-tenths of a mile from Sevier Park in a straight line, which makes the park and the Tuesday farmers market an easy walk. The heart of the 12th Avenue strip, around the 2700 block and the "I Believe in Nashville" mural, is about seven tenths of a mile away in a straight line. The aerial photos show a real mix of home styles on the surrounding streets, from older houses to newer builds. For me, that mix is part of what makes 12 South one of the best Nashville neighborhoods to shop in.

Living in 12 South, one of Nashville's best neighborhoods

12 South takes its name from 12th Avenue South, and a lot of its history is still standing. The side streets are lined with early 1900s bungalows, Craftsman homes, and brick cottages, many of them renovated, with newer builds mixed in. Just in the homes I have written about this month, build years run from 1880 and 1899 to 2022. On the strip, the original "I Believe in Nashville" mural went up in March 2012. Artist Adrien Saporiti painted it on the Howell's Alley building at 2700 12th Avenue South, and it is still one of the most photographed walls in the city. At the south end, Sunnyside in Sevier Park dates to 1852. That layering of old and new is a big part of why 12 South real estate holds people's attention. You can buy a restored older house, a renovated cottage, or a recent build, all within a few blocks of each other. When I walk a house here with someone, the street itself is usually part of the conversation.

The 12 South market right now

As of October 16, 2026, my Realtracs "12 South" List view shows 85 homes for sale and 13 under contract (10 still taking showings and 3 not). Over the last three months, 40 homes closed. Recent sales averaged $1,253,462, with a median of $1,100,000, and spent an average of 30 days on market. Under contract means a buyer and seller have a signed agreement but the sale has not closed yet. These numbers move every week, so treat them as a snapshot, not a forecast.
