Front exterior of the light gray cottage with covered porch and house number 2822 at 2822 W Kirkwood Avenue, one of the 12 South homes for sale in 12 South Nashville

2822 W Kirkwood Avenue is one of the 12 South homes for sale that pairs a front porch and a fully fenced backyard with a list price under $800,000. It is a 2010 cottage style home with about 1,963 square feet, three bedrooms, two full baths, and one half bath. What caught my eye was the outdoor space next to Sevier Park. A welcoming front porch faces the street, and a back deck looks over a fenced yard you can actually use. Inside, you get an entry foyer, a front office or flex room, a kitchen with solid prep space, and a living room with a gas fireplace that opens to the backyard. I'm Jason Gruner with Coldwell Banker Southern Realty, and I watch 12 South Nashville every week. At $799,900, this is a cottage with real outdoor room in a walkable Nashville neighborhood. Here is what I see.

Inside the home

From the front porch, you step into an entry foyer that sets up the main floor cleanly. A formal office or flexible living space sits toward the front, which works well when you need a quiet spot for calls without turning a bedroom into an office. The well appointed kitchen has abundant storage, generous prep space, wood cabinetry, stone counters, stainless appliances, and an island with seating. Hardwood floors run through the main living areas, so the kitchen, dining, and living room read as one continuous flow rather than a maze of closed off rooms.

The living room is anchored by a gas fireplace and opens directly to the backyard, which is the layout move that makes weeknights easier. You can cook, gather, and step out to the deck without climbing stairs or crossing a hallway maze. Natural light comes in from the windows that face the outdoor space, and the upstairs is reserved for the sleeping rooms.

Upstairs you will find three generously sized bedrooms with good natural light. The primary bath has a soaking tub and a glass enclosed shower. I always tell buyers to walk each bedroom with a tape measure, open every closet, and check water pressure in both full baths. The feel of the hallways and the light in each room are things you only know when you are standing in them.

A few of the interior photos are virtually staged, so treat furniture layouts as suggestions and focus on the room sizes, the light, and the finishes you can see in person. Because this is a 2010 build, I also want buyers to ask for the age and service history of the HVAC and water heater.

Outdoor space and the lot

The covered front porch has white columns, a light railing, and the house number by the door. It is a true sitting porch, not just a stoop, and it faces W Kirkwood with landscaping and a paver drive in front. Out back, a deck with outdoor seating overlooks a spacious, fully fenced backyard. That combination is hard to find in 12 South real estate at this price point. Many homes near the park give you one outdoor feature or the other. This one gives you both.

The lot is listed at 0.020 acres, so the value is in how the porch, deck, and fenced yard are used rather than in raw acreage. There is no HOA listed on the record. I would walk the fence line, the deck stairs, and the driveway in person before any offer.

Why W Kirkwood Avenue works in 12 South

W Kirkwood Avenue Nashville sits close to Sevier Park, which anchors the south end of 12 South with about 20 acres of green space, playgrounds, trails, and the Sevier Park Community Center. You are also a short hop from the shops and restaurants on 12th Avenue South without living on the busiest stretch of the corridor. Belmont University sits along the west side of the neighborhood near Belmont Boulevard and Wedgewood Avenue. The city's 2023 Complete and Green Street work on 12th added protected bike lanes and safer crossings. That mix of park access and a walkable strip is why homes for sale in 12 South Nashville TN on streets like W Kirkwood get a second look.

Living in 12 South, one of Nashville's best neighborhoods

12 South takes its name from 12th Avenue South, and a lot of its history is still standing. The side streets are lined with early 1900s bungalows, Craftsman homes, and brick cottages, many of them renovated, with newer builds mixed in. Just in the homes I have written about this month, build years run from 1880 and 1899 to 2022. On the strip, the original "I Believe in Nashville" mural went up in March 2012. Artist Adrien Saporiti painted it on the Howell's Alley building at 2700 12th Avenue South, and it is still one of the most photographed walls in the city. At the south end, Sunnyside in Sevier Park dates to 1852. That layering of old and new is a big part of why 12 South real estate holds people's attention. You can buy a restored older house, a renovated cottage, or a recent build, all within a few blocks of each other. When I walk a house here with someone, the street itself is usually part of the conversation.

The 12 South market right now

As of October 16, 2026, my Realtracs "12 South" List view shows 85 homes for sale and 13 under contract (10 still taking showings and 3 not). Over the last three months, 40 homes closed. Recent sales averaged $1,253,462, with a median of $1,100,000, and spent an average of 30 days on market. Under contract means a buyer and seller have a signed agreement but the sale has not closed yet. These numbers move every week, so treat them as a snapshot, not a forecast.
