12 South Homes for Sale: 1509 Ashwood Avenue, a Renovated 1920s Home Near Belmont
Jason Gruner, REALTOR®, Coldwell Banker Southern Realty

1509 Ashwood Avenue is one of the 12 South homes for sale that brings renovated 1920s character to the Belmont side of the neighborhood. It is a brick home with about 3,476 square feet, four bedrooms, three full baths, and one half bath, listed at $1,675,000. What caught my eye was the mix of historic Nashville feel and modern everyday function. Public remarks place it in the heart of Belmont, near Belmont University, with easy access to downtown, Interstate 440, and Interstate 65. From the street you see a classic brick front and a covered porch. Inside, a sitting room with a fireplace, a dedicated office, a well appointed kitchen, and a main level primary suite set the tone. I'm Jason Gruner with Coldwell Banker Southern Realty, and I watch 12 South Nashville every week. Here is what I see.

Inside the home
From the entry, a gracious sitting room with a fireplace and a dedicated office space sets up the main floor. A dining area and spacious living areas follow, designed for both everyday comfort and entertaining. The well appointed kitchen features white cabinetry, a tile backsplash, striking countertops, pendant lighting, an oversized island, dual sinks, abundant storage, and appliances that remain with the home. Just off the kitchen, a separate den creates another inviting gathering space. A utility mud room with a wash sink adds everyday convenience, and the washer and dryer also convey.

The main level primary suite is a private retreat with a large walk in closet and a spa inspired bath. The bath has a walk in tile shower, a standalone soaking tub, and beautiful finishes. Finished wood floors and thoughtful architectural details run through the living spaces, so the home reads as one continuous flow rather than a maze of closed off rooms.
Upstairs, one bedroom enjoys its own private bath while two additional bedrooms share a Jack and Jill bath. A versatile upstairs flex space with a beverage refrigerator gives you even more room to relax or entertain. I always tell buyers to walk each bedroom with a tape measure, open every closet, and check water pressure in every bath. The feel of the hallways and the light in each room are things you only know when you are standing in them.

Because this is a renovated 1920 home, I also want buyers to ask for the age and service history of the HVAC, roof, and water heater, and to confirm what was updated during the renovation.
Outdoor space and the lot
Outside, a fenced backyard gives you room to use, and one of the standout features is a covered second floor porch for taking in the surrounding Belmont setting. The covered front porch looks toward the street and reads as a true sitting porch, not just a stoop. That combination of a usable rear yard and an upstairs porch is part of what makes this home feel larger than the lot size alone suggests.

The lot is listed at 0.190 acres, and there is no HOA listed on the record. I would walk the fence line, the porch stairs, and the driveway in person before any offer.
Why Ashwood Avenue works near 12 South
Ashwood Avenue Nashville sits in Belmont, near Belmont University, on the west side of the broader 12 South area. Belmont University sits along Belmont Boulevard and Wedgewood Avenue. Sevier Park anchors the south end of 12 South with about 20 acres of green space, playgrounds, trails, and the Sevier Park Community Center. The shops and restaurants on 12th Avenue South give the neighborhood its day to day energy. The city's 2023 Complete and Green Street work on 12th added protected bike lanes and safer crossings. I will not invent a walk time from this address to 12th Avenue South. Exact walking times depend on which block you start from, so I always map the specific address when we tour. That Belmont framing, still close to the walkable strip and park, is why homes for sale in 12 South Nashville TN on streets like Ashwood get a second look.
Living in 12 South, one of Nashville's best neighborhoods
If you want to see what living in 12 South is like, stop by the 12 South Farmers Market on a Tuesday. It runs every Tuesday from 4 to 7 p.m., May through October, in Sevier Park. You will find locally grown produce, meats, dairy, baked goods, and handmade goods, plus live music and food trucks. The 2026 season is the market's 16th, and it wraps up in late October with a Halloween Harvest Festival. I like the Tuesday timing because it fits a workday. You can walk over after work, pick up dinner, hear some music, and be home in time to cook it. The rest of the week, the park's trails, playgrounds, and picnic shelters get steady use from neighbors. Small routines like that are why people call 12 South one of the best Nashville neighborhoods. It is not one big attraction. It is a lot of small, walkable things that fit into a normal week.

The 12 South market right now
As of October 16, 2026, my Realtracs "12 South" List view shows 85 homes for sale and 13 under contract (10 still taking showings and 3 not). Over the last three months, 40 homes closed. Recent sales averaged $1,253,462, with a median of $1,100,000, and spent an average of 30 days on market. Under contract means a buyer and seller have a signed agreement but the sale has not closed yet. These numbers move every week, so treat them as a snapshot, not a forecast.
